Void Property Cleaner – Flexible Hours - £14.00 per hour + holiday pay | £20 Quality & Reliability Bonus | Weekly Pay | Immediate Start
FlowX Facilities Ltd is looking for reliable, motivated cleaners to join our growing property cleaning team, carrying out void property cleans across West Lothian, including Livingston, Bathgate, Whitburn and surrounding areas.
This is a flexible, ad-hoc role where work is offered as properties become available.
There are no guaranteed weekly hours, however we currently have an ongoing programme of properties and further opportunities are expected as the business continues to grow.
The role can work particularly well for someone looking for flexible employment around family commitments, another job or other responsibilities.
What does the work involve?
The properties are empty residential homes being prepared for handover and require a thorough clean throughout.
Typical duties include:
- Deep cleaning kitchens, including cupboards, units and worktops
- Cleaning bathrooms and sanitary ware
- Cleaning internal windows, frames and tracks
- Cleaning doors, door facings, skirtings and bannisters
- Vacuuming and sweeping floors
- Mopping floors where required
- Cleaning entrance doors and other internal surfaces
- Using step ladders where required
- Taking before-and-after photographs
- Following a property cleaning specification and checklist
Some properties can be considerably dirtier than others. Where a property falls outside normal condition, additional cleaning time may be authorised rather than expecting the work to be rushed.
Pay & Bonus
£14.00 per hour plus holiday pay
Paid weekly
There is also a £20 Quality & Reliability Bonus for every five qualifying properties successfully completed to the required FlowX Facilities standard.
The bonus is based on:
- Properties being completed to the required cleaning standard
- Required photographs being provided
- Reliable attendance at accepted jobs
- Good communication
- No avoidable return visits or re-cleans
Quality is more important than rushing a property to meet a specific time target.
Cleaning equipment, professional cleaning products and PPE will be provided by FlowX Facilities.
Flexible Working Hours
There are no fixed daily shift patterns.
Applicants can provide their availability and, where possible, work will be allocated around this.
All cleaning work must be completed between 8:00am and 8:00pm, as our properties are located within residential areas and we aim to minimise disruption to neighbouring residents.
Once a property has been accepted, it must be completed within the agreed handover timeframe and to the required standard.
Work may be available during:
- Weekdays
- Daytime hours
- Evenings
- Weekends
Transport
A driving licence and access to transport are preferred, but not essential.
Applicants who do not drive are still welcome to apply, provided they can travel reliably to the properties they agree to work at.
Where possible, properties can be allocated with the cleaner's location and public transport links taken into consideration.
What we're looking for
Reliability is extremely important. Once you accept a property, both FlowX Facilities and our client are relying on you to have it completed by the agreed deadline.

- Have excellent attention to detail
- Can work independently once shown what is required
- Are comfortable carrying out physically active work
- Can follow instructions and cleaning specifications
- Communicate well
- Can provide before-and-after photographs using a smartphone
The role is physically active and can involve bending, reaching, carrying equipment, using step ladders and cleaning for several hours at a time.
Previous professional cleaning experience is preferred but not essential.
Experience in cleaning, housekeeping, hospitality, care, facilities or similar environments would be helpful, but we are also happy to consider applicants with the right attitude, reliability and willingness to learn.
Guidance and training on the FlowX Facilities cleaning standard will be provided.
