About Utopian Build
Utopian Build is a growing residential construction company specialising in high-end extensions, refurbishments, renovations and bespoke new-build projects.
We are based in Hoddesdon, Hertfordshire, with the majority of our projects across Hertfordshire and selected projects in surrounding areas of London, Bedfordshire and Cambridgeshire.
Due to continued growth, we are looking for an experienced Working Site Supervisor / Foreman to work alongside our Project Managers in delivering our residential projects.
The Role
This is a hands-on role combining working on the tools with the day-to-day supervision and organisation of the site. This is not a management-only position.
We are looking for an experienced tradesperson or general builder who has experience supervising and running residential construction sites while remaining hands-on.
You could currently be a Working Foreman, Site Supervisor, Lead Carpenter, Lead Builder, Assistant Site Manager or experienced tradesperson who has taken responsibility for running jobs and is looking for the next step.
You will work closely with an experienced Project Manager who oversees the wider project from off site. You will not be expected to manage the entire project alone.
Your responsibility will be to keep the site organised, productive and moving forward while maintaining excellent standards of workmanship.
The balance between working on the tools and supervising the site will vary throughout the project. At certain stages more organisation and coordination will be required while at other stages you may spend the majority of your day working practically alongside the team.
Your ResponsibilitiesHands-On Construction
Working on the tools is an important part of this position.
You will:
- Work productively alongside the site team
- Carry out general building and construction works appropriate to your experience
- Assist throughout different stages of the build
- Lead by example with workmanship and productivity
- Help resolve practical construction issues
- Maintain high standards of workmanship
- Get involved wherever necessary to keep the project moving
We are therefore looking for someone with a strong practical construction or trade background who is still willing and able to work on the tools.
Site Supervision & Organisation
Alongside your practical work, you will be responsible for the day-to-day supervision of the site, including:
- Coordinating subcontractors and trades
- Working closely with the Project Manager
- Understanding the construction programme and keeping works moving
- Planning upcoming activities and sequencing trades
- Looking ahead and forecasting what is required
- Ordering materials and arranging deliveries
- Ensuring materials are available when required
- Reading and understanding architectural and structural drawings
- Checking drawings ahead of upcoming works
- Identifying potential problems, missing information or discrepancies
- Raising questions with the Project Manager before they affect progress
- Monitoring workmanship and quality
- Ensuring subcontractors are completing works correctly
- Maintaining a clean, safe and organised site
- Monitoring progress against the programme
- Reporting progress and potential delays to the Project Manager
- Managing site deliveries, storage and waste
- Ensuring site Health & Safety requirements are followed
- Assisting with snagging and completion
Thinking Ahead
A key part of this position is being able to look ahead rather than simply react to what is happening that day.
We want someone who naturally thinks:
What are we doing next week? What materials do we need? Which trades are coming in? Do we have all the drawings and information? Is anything going to hold us up?
You don't need to manage these things alone. You will work closely with the Project Manager, but we expect the person running the site day-to-day to understand what is coming up and communicate what is required.
If you spot something on a drawing that doesn't look right or see an issue coming that could affect the programme, we want you to raise it early so it can be dealt with before it becomes a problem.
Who We're Looking For
Previous experience within high-quality residential construction is essential.
You don't necessarily need to currently hold the title of Site Manager.
We would be interested in speaking with experienced:
- Working Foremen
- Site Supervisors
- Lead Builders
- Lead Carpenters
- Assistant Site Managers
- Multi-skilled tradespeople who have experience running jobs
- Experienced tradespeople looking to progress further into site supervision
The most important thing is having the right combination of practical ability, construction knowledge, organisation and leadership.
You should have:
- A strong trade or general building background
- Good all-round residential construction knowledge
- Experience working on high-quality residential projects
- Experience supervising other trades or running sites
- The ability and willingness to work on the tools
- The ability to read and understand construction drawings
- Good knowledge of construction sequencing
- Experience ordering and forecasting materials
- The ability to organise trades and subcontractors
- Good attention to detail
- High standards of workmanship
- Good communication skills
- The ability to think ahead and identify potential problems
- A reliable and professional approach
- Pride in the quality of your work and the site you are responsible for
Qualifications & Requirements
Ideally you will hold:
- SSSTS or SMSTS
- CSCS Card
- First Aid at Work
- Relevant trade qualifications
However, practical experience, construction knowledge and the right attitude are equally important to us.
A full UK driving licence and your own reliable transport are essential.
You should also have the appropriate tools required for your trade and practical responsibilities.
