Job Overview
We are seeking a Lettings negotiator/property manager/ lettings admin role to carry out daily lettings related operations associated with residential & HMO properties. This role is vital in ensuring properties are well-maintained, tenants and clients are satisfied. The ideal candidate will possess strong management skills, technical knowledge beneficial, and a passion for delivering exceptional service.
Responsibilities
- Conducting lettings viewings (using personal car)
- Attending properties for routine inspections
- Inventory reports - Tenancy Changeover process
- Organising and converting enquiries to viewings / booking in the diary.
- Liaissing between tenants, contractors and landlords regarding routine and adhoc property maintenance using our maintenance software - issuing job sheets to tradesman, gathering quotes and submitting to landlords.
- Overseeing and organising property certificate renewals - Gas certificates, EICR, Emergency lighting, Fire alarm certificates, HMO Licenses.
- Proficient in typical office related software such as Excel, word, Canva, outlook, mass emails, WhatsApp.
- Operate lettings software for creating tenancy agreements, right to rent checks, tenancy referencing.
- Aptitude to grow within the role and gather industry related qualifications
- Discussing matters with landlords, keeping them informed of developing topics, weather this be maintenance, lettings, marketing or legislative changes.
The role varies on a day to day basis, so suits those who enjoy working on a variety of tasks and thrives in an environment which has many opportunities to learn and grow.
The working hours are Monday - Friday either 9am-5pm or 10am - 5pm, this can be discussed during interviews.
At a couple of times throughout the year, weekend work may be needed to work across the June / July student changeover window and also some extra assistance in the busier lettings period of November / December.
A driving license is essential and mileage is reimbursed at £0.55 / mile.

Pay: £28,000.00-£35,000.00 per year
