What is the Job?
The Maintenance Manager is a Head of Department with responsibility for the overall maintenance, repair, health & safety, and energy operational efficiency of the hotel property. You will lead and manage the maintenance team, providing a safe and well-maintained hotel for guests and team members, deliver environmental objectives and meet financial targets, to help your colleagues deliver excellent guest satisfaction. This is a hands-on role, in which you will assist the team in performing maintenance tasks.

Flexibility required including weekends, evenings, and on-call emergency support as required by hotel operations.

About The Role
Your day to day
1. Property management
Property & Facilities Management
-
Manage the day-to-day maintenance operation of the hotel and external areas, prioritising and scheduling workload and assisting the team in performing these tasks.

Ensuring plant is well maintained and operates efficiently, including HVAC, electrical systems, mechanical services and fire / life safety systems.
Preventive Maintenance
-
Develop and manage a planned preventive maintenance (PPM) schedule for the entire hotel.

Monitor room defect trends and implement corrective action plans.
Capital Expenditure
-
Assist in project management of capital expenditure works and larger repair projects by identifying the required actions, tendering works, appointing contractors and programming works, while managing costs and keeping guest disruption to a minimum.
Health, Safety & Compliance
-
Ensure full compliance with Health & Safety regulations including fire safety legislation, COSHH regulations, legionella control procedures, electrical testing and other requirements, maintaining accurate records.

Lead fire evacuation procedures and support emergency response planning.
Environmental performance
-
Delivering the highest standard of environmental performance, minimising utility use by managing the BMS and systems, ensuring maximum efficiency.

Take part in hotel Green Tourism team meetings to identify areas for action
2. Financial Management
-
Manage the engineering and maintenance budget effectively, controlling maintenance costs while maintaining operational standards.

Source competitive quotations for repairs and upgrades and assist head office in project managing larger projects such refurbishments

Monitor utility consumption and implement energy-saving initiatives to support sustainability goals.
3. Team Leadership
-
Recruit, train, supervise, and motivate the maintenance team, promoting a culture of safety, accountability, and high performance

Work with the estates department to manage contractor relationships and external service providers.

You will attend management meetings and townhall meetings delivering reports to your General Manager and the Senior Estates Manager on performance, identifying issues and outlining plans for the development.
4. Guest Experience
-
Respond promptly to guest maintenance issues and service requests.
-
Ensure all guest-facing areas remain safe, clean, and operational at all times.
-
Attend meetings with colleagues in hotel operations to discuss and resolve issues.
Required Criteria
- Previous experience as a maintenance manager or supervisor, chief engineer or equivalent experience in a building services or construction management.
- Experience in managing Health & Safety procedures to ensure compliance with relevant legislation or policies
- Proven ability in managing small and major contracts, through tendering, procurement, delivery and completion
- Excellent personal skills in maintenance teams and working with colleagues
- Strong organisational and problem-solving skills.
- Ability to work under pressure in a fast-paced hotel environment.
- Good IT skills and experience using maintenance management systems.
Desired Criteria
- Strong knowledge of building services including electrical systems, plumbing and / or HVAC systems
- Construction or building services qualification to NVQ Lavel 5 or equivalent trade qualification.
