About The Role
Our Bristol Property Asset Management team is looking to recruit a Surveyor or Senior Surveyor to support the management of a diverse regional commercial property portfolio across the South West.
This is an excellent opportunity for a commercially minded property professional to join a high-performing team within one of the UK’s leading property consultancies. The role sits within our PAM South team, which operates as one team across Cardiff, Bristol and Birmingham, with this position based in Bristol.
The successful candidate will manage a predominantly commercial portfolio, with a strong weighting towards office assets, while also gaining exposure to industrial, retail and leisure properties. The role is very much focused on day-to-day commercial property management, supporting a range of clients, many of whom are asset managers, by delivering proactive, practical and high-quality property management advice.
We are looking for someone with solid commercial property management experience who enjoys being close to the assets, clients and occupiers, and who is comfortable taking ownership of responsibilities across a varied portfolio.
Working as part of a collaborative regional team, you will provide proactive property management services across a broad commercial portfolio, with assets located primarily across Bristol and the South West. There may also be a requirement to support assets slightly further afield depending on client and portfolio needs.
The portfolio includes a mix of:
- Multi-let offices
- Commercial multi-let assets
- Industrial properties
- Retail assets
- Leisure properties
You will work closely with clients, occupiers, consultants, building managers, facilities management teams and internal specialists to ensure assets are well managed and client requirements are met. Depending on experience, you will take ownership of specific assets and client relationships, while contributing to wider team initiatives and portfolio activity.
This role would suit a Surveyor or Senior Surveyor with a couple of years’ post-qualified experience, although we are open to speaking with candidates from a range of relevant commercial property backgrounds. Candidates from an agency background may also be considered where they can demonstrate the right commercial mindset, work ethic and a genuine interest in moving into property management.
- Provide proactive commercial property management across a mixed regional portfolio.
- Manage day-to-day property management responsibilities across allocated assets.
- Act as a key point of contact for clients, occupiers and professional advisers.
- Build and maintain strong working relationships with asset manager clients.
- Conduct regular property inspections and identify actions required.
- Manage occupier matters, including queries, applications and general lease obligations.
- Support lease events, including rent reviews, lease renewals, re-gears and other landlord and tenant matters, working with internal and external advisers as required.
- Liaise with client accountants to review rent raising reports and support accurate rent and service charge management.
- Work with credit control teams to assist with rent collection, arrears management and recovery strategies.
- Assist with the preparation, review and management of annual service charge budgets and reconciliations.
- Instruct and liaise with building managers, facilities management teams, contractors and consultants regarding repairs, maintenance programmes and refurbishment works.
- Coordinate annual insurance renewals and support the management of insurance claims.
- Manage tenant applications, including alterations, assignments, sublettings and wayleaves, liaising with legal advisers where required.
- Produce clear, concise and accurate client reports.
- Identify opportunities to improve income, reduce costs and enhance the management and performance of assets.
- Collaborate with colleagues across Knight Frank to deliver joined-up client service.
- Apply knowledge of landlord and tenant legislation, market trends and industry best practice.
- Apply knowledge of the RICS Professional Statement: Service Charges in Commercial Property in day-to-day activities.
- Undertake additional duties as required by Partners and senior management.
- Degree educated or equivalent relevant experience.
- MRICS qualified or working towards qualification preferred.
- Full UK driving licence essential.
- Commercial property management experience preferred.
- Experience managing commercial property portfolios, ideally with exposure to office-led assets.
- Knowledge of landlord and tenant matters.
- Experience working with clients, occupiers and professional advisers.
- Knowledge of property management systems and reporting tools.
- Exposure to multiple commercial asset classes would be advantageous.
- Agency backgrounds may be considered where candidates can demonstrate strong commercial awareness and a genuine interest in property management.
