The Role
We're looking for an experienced Head of Operations to take overall ownership of day-to-day operational performance across CODE Leicester and Coventry, Commercial Lets, and Leicester Lettings.
You'll be responsible for ensuring our sites and services operate efficiently, safely, legally and to consistently high standards — with a strong focus on customer experience, people performance, compliance, cost control and continuous improvement. You'll lead primarily through Site Managers, operational teams, contractors and service providers, stepping in directly on significant issues, escalations and business-wide improvement.
This is a senior, hands-on leadership role. Flexibility to provide senior operational support outside normal working hours — including evenings, weekends and emergencies — is essential.
What You'll Be Doing
- Leading and developing the operational team, ensuring clear accountability and consistently high standards
- Owning quality, compliance and risk — including Health & Safety, ANUK accreditation, regulatory compliance, and HMO/licensing requirements
- Driving continuous operational improvement using data, audits and customer feedback
- Overseeing daily operations, policies and resourcing across all sites, including cover, opening hours, and turnaround/move-in delivery
- Managing maintenance, service delivery, complaints resolution and supplier/contractor performance
- Acting as the senior escalation point for significant operational issues, only involving Directors where genuinely necessary

What We're Looking For
- Essential: a proven track record and experience in a senior operational management role, ideally within student accommodation, residential lettings, hospitality, or a similar multi-site environment
- Strong people leadership and performance management skills
- Sound working knowledge of H&S, compliance and regulatory requirements relevant to housing/property
- A hands-on, solutions-focused approach with the flexibility to support operations outside normal hours when needed
