Job Summary
· To ensure the home’s premises and grounds are maintained to a high standard and provide our residents, colleagues and visitors with a safe, secure, comfortable, and pleasant environment in which to live, visit and work. To maintain all records in accordance with Company policies, procedures and guidelines.
Key Responsibilities
· This job description is subject to regular review and appropriate modifications.
· Undertake and record using the appropriate templates daily weekly fortnightly and monthly safety check on all fixtures, fittings and equipment across the home. Always comply with the Kenmore Group inspection requirements, ensure building users are not put at risk and that the home has no failures on internal audits or CQC/CI inspections due to lack of checks and recording.
· Carry out basic pluming, fabric and joinery repairs/maintenance where necessary reporting any issues that require external contractors to visit to the management team and operations manager.
· Act as a point of communication and coordination between any outside contractors and the home management team. Ensure that the appropriate team members are aware of any works or contractors that will be on site.
· Ensure that jobs are prioritised appropriately and with the support of the Operations manager and home management team they are resolved at a cost-effective rate.
· Ensure that the gas, water and electricity isolation points and distribution boards are well know by the home colleagues and always remain accessible.
· Mange all building incidents as soon as they arise to ensure risk to building occupants and damage to building and plant are kept to a minimum, escalate any manage incidents through to resolution ensure all area are left safe on completion.
· Be aware of maintaining the resident’s privacy and to communicate with the nursing team should works be required which will affect resident care.
· Where necessary and under the direction of the home manager assist in the collation of the performance indicator data/evidence.
· Where necessary supervise on-site contractor’s inspectors, etc.
· Maintain permits to work and ensure they are signed off before work starts and upon completion.
· Update work orders sign off work and download certification in a timely manner and file in an accessible area for management inspection.
· Undertake painting and decorating as necessary to allow vacant rooms to be marketed asap and in coordination with the housekeeping team, keep all areas of the home in a clean and tidy condition.
· Attend team meetings as and when required.
· Attend mandatory training days on or off site as required and take part in the annual appraisal process.
· Keep grounds clean, tidy and safe for all users and ensure grounds maintenance is carried out to a good standard either through self-delivery or through sourcing appropriate contractors to carry out works.
Health & Safety
When at work it is important that you take care of yourself and others who may be affected by what you do or fail to do.
Specifically, you need to:

· risk assessments and safe working procedures relevant to your work and comply with the requirements set out and raise any concerns with your manager.
· Follow the safety rules that are set out in your policies and procedures.
· Not undertake or authorise any activity which places any person in danger or is in breach of legal health and safety requirements.
· Know the emergency procedures and arrangements for the location where you work and where they are located.
· Use vehicles, equipment, materials or substances in accordance with information, instructions and training provided.
· Not use any machinery or equipment unless you are trained to do so.
· No use any defective equipment or misuse equipment.
· Wear personal protective equipment issued appropriate to the task, look after personal protective equipment and report loss or damage to your manager.
· Not to work under the influence of alcohol or drugs.
Maintenance Overview
At the start of each day:
· Check the maintenance book for any defects that have been reported by colleagues and repair if possible or report to the management team and/or operations director if needs outside support.
· Undertake a walk-around the home to visually check for faults and hazards.
· Identify and complete planned checks as in accordance with the company requirements.
· Record the completion of any planned tasks appropriately ensuing that they are evidenced for any inspection purposes.
· Familiarise yourself with the contractors’ responsibilities and read Visiting Contractors Policy and Procedures MB06 on the QCS system.
· Undertake a pre-weekend check of lighting and heating.
· Undertake painting and decoration as agreed with the home manager.
· Use and maintain the equipment provided in a safe and secure manner.
· Carry out all tasks that may be reasonably assigned to you.
· Manage maintain and keep up to date all H&S files, & all maintenance files. Produce these monthly to the manager for sign off to ensure that she has oversight of the home.
· Test fire alarms on a Wednesday at 10:00hrs.
Water Hygiene and Safety
· Ensure all planned maintenance tasks have been completed with by internal or external resources and appropriate certification are up to date and available for inspection by the management team, operations manager, company owner etc.
· Ensure all water flushing is completed in accordance with company and legionella legislation in line with health and Safety at work Act 1974
· Test hot and cold-water outlet temperatures ensuring they meet the required levels and reporting to the management team if there are any that need to be reviewed.
· Check hot and cold-water distribution system for damage or leaks.
· Check and undertake basic reports to sanitary fittings.
· Descale all shower heads on a 3 monthly basis.
Fire Safety
· Ensure all planned maintenance tasks have been completed wither by internal or external resources and appropriate certification is up to date and available.
· Test fire alarms system, carbon monoxide detectors and automatic door closers.
· Check escape routes including doors and stairwells.
· Check and adjust as required internal and external fire doors.
· Check portable fire extinguishers, evacuation equipment, and fire related signage ensuring that any documentation is completed.
· Induct new starters in basic fire safety.
· Assist home manager is carrying out fire drills.
· Check all ventilation systems in laundry and kitchen to ensure that they are working properly,
Electrical Systems and Safety.
· Ensure all planned maintenance tasks have been completed by the approved person(s) and appropriate certification is up to date and available.
· Check electrical items for damage and undertake and record annual PAT.
· Replace bulbs and starters.
Heating
· Ensure all planned maintenance tasks have been completed with by internal or external resources and appropriate certification is up to date an available.
· Check heating system is working correctly and there are no error codes on the panels. Check for leaks and damage to any radiators or covers and repair accordingly.
Building Fabric
· Check window restrictors.
· Check carpet for trip hazards.
· Check windows internal and external for any damage e.g. blown double glazing units or any problems with hinges or openers.
· Check guttering downpipes and roof slates (from the ground)
Fixtures fitting and equipment.
Check bed rails grab-rails beds and wheelchairs are in good condition.
Check CCTV inductions loops operation.
· General Repairs
· Undertake painting and decoration as agreed with the Home Manager
· Carry out all necessary remedial works (repairs)as required.
General
· Ensure the H&S file and all maintenance files are up to date.
· Check any ladders in the home are in good condition and functioning correctly.
· Take delivery of any incoming deliveries where necessary.
· Ensure all storage areas are clean, tidy and secure.
Grounds and Perimeter Security
· Check external pathways, paving Steps and ramps.
· Remove leaves and wind-blown debris.
· Remove snow and ice in winter months where necessary.
· Weed, prune and deadhead flower beds and cut grass and hedges where necessary if not outsourced.
· Keep bin store and smoking area clean, tidy and washed down at regular intervals.
· Check security of all perimeter gates sheds external stores, etc.
Safeguarding of Vulnerable Adults Mental Capacity Act.
To complete training on safeguarding of vulnerable adults and the mental capacity act and be ablet o understand and implement SVA and MHA policies and procedures taking responsibility for reporting and safeguarding concerns to the senior person on duty, On Call team or the regional team.
Pay: £13.50-£14.00 per hour
