Airwaves Facilities Management is looking for an experienced, organised and commercially minded Maintenance Project Manager & Estimator to join our growing team.
This is a key role within the business, responsible for managing and coordinating both maintenance and project works, while also carrying out estimating, quotations, planning and commercial control.
The successful candidate will be responsible for the day-to-day planning of the engineering team, overseeing projects from quotation through to completion, managing maintenance workloads, coordinating resources, and ensuring works are delivered safely, professionally, on time and within budget.
This is a hands-on position requiring someone who can take ownership, manage people, manage projects, and understand the commercial side of the business.
The Role
Maintenance & Project Management
- Manage the day-to-day delivery of reactive, planned maintenance and project works.
- Plan and coordinate engineers' workloads, schedules, routes and priorities.
- Manage projects from enquiry and quotation through to completion, including labour, materials, plant and subcontractors.
- Attend site visits and client meetings and carry out site inspections where required.
- Monitor programmes, costs, quality, productivity and outstanding works.
- Manage variations, additional works, snagging and final completion.
- Resolve delays, issues and changing priorities effectively.
Estimating & Commercial
- Review enquiries, specifications, drawings, photographs and scopes of work.
- Carry out site surveys and prepare accurate labour and material estimates.
- Obtain supplier and subcontractor prices and calculate full project costs.
- Produce professional, commercially viable quotations with appropriate margins.
- Follow up quotations and identify opportunities for additional works and new business.
- Monitor project costs, profitability, labour, materials and subcontractor expenditure.
- Ensure variations and additional works are correctly priced and approved.
Team & Client Management
- Coordinate engineers and subcontractors, matching skills and qualifications to each job.
- Manage engineer availability, holiday, sickness and training requirements.
- Support engineers with operational and technical issues and identify training needs.
- Maintain strong client relationships and act as a key contact for maintenance and projects.
- Provide regular progress updates, resolve queries and ensure excellent customer service.
Health & Safety & Compliance
- Ensure all works comply with company procedures, client requirements and relevant legislation.
- Prepare, review and implement RAMS where required.
- Ensure engineers have the appropriate qualifications and competencies.
- Monitor site standards and ensure permits, documentation and compliance requirements are in place.
About You
You will have at least 5 years' relevant experience in maintenance, construction, facilities management or M&E, with proven experience across both project management and estimating.
You should have:
- Experience managing maintenance and/or construction projects from quotation to completion.
- Strong estimating and quotation experience, including labour, materials and subcontractor pricing.
- Experience managing engineers, tradespeople and subcontractors.
- Strong commercial awareness and understanding of project margins.
- Excellent planning and organisational skills with the ability to manage multiple jobs simultaneously.
- Strong client-facing, communication and problem-solving skills.
- A proactive, hands-on approach and the ability to work effectively under changing priorities.
- Full UK driving licence.
Qualifications
The following qualifications and certifications are desirable:
- SMSTS.
- SSSTS – advantageous.
- NEBOSH General Certificate – advantageous.
- IOSH Managing Safely.
- CSCS or relevant competency card.
- Asbestos Awareness.
- First Aid at Work.
- 18th Edition Electrical – advantageous.
- Relevant M&E qualifications.
- NVQ Level 5/6 in Construction, Facilities Management, or a related discipline.
- APM, PRINCE2 or equivalent project management qualification.
Additional trade-specific qualifications will be advantageous.

Pay: £40,000.00-£47,000.00 per year
