Hotel Maintenance Manager – Job Description
Job Title: Hotel Maintenance Manager
Department: Maintenance / Operations
Reports To: General Manager
Location: The Spa Hotel, Saltburn-by-the-Sea
Role Overview
We are looking for an experienced, practical and reliable Hotel Maintenance Manager to take responsibility for the day-to-day maintenance and upkeep of our hotel.
This is a hands-on role requiring someone who takes pride in maintaining high standards throughout the property. You will be responsible for ensuring our guest bedrooms, public areas, restaurant, bars, function spaces and external areas are well maintained, safe and presented to the standard our guests expect.
Alongside carrying out general maintenance yourself, you will coordinate specialist contractors where required and work closely with the management and housekeeping teams to identify and resolve maintenance issues quickly and efficiently.
Key Responsibilities
- Carry out day-to-day general maintenance and repairs throughout the hotel.
- Undertake basic plumbing, joinery, decorating, repairs and other general maintenance tasks within your level of competence.
- Respond promptly to maintenance issues affecting guest bedrooms and public areas, minimising disruption to guests.
- Carry out regular inspections of bedrooms, public areas, back-of-house areas and the exterior of the property.
- Develop and manage a planned preventative maintenance programme to reduce breakdowns and unexpected repairs.
- Prioritise maintenance jobs according to urgency, guest impact and operational requirements.
- Liaise with and supervise external contractors for specialist works, obtaining quotations where appropriate and ensuring work is completed satisfactorily.
- Maintain accurate records of maintenance work, servicing, inspections and contractor visits.
- Assist management in ensuring statutory inspections, testing and servicing are completed when required.
- Monitor the condition of fixtures, fittings, furniture and equipment and identify items requiring repair or replacement.
- Maintain tools, equipment and maintenance supplies, ensuring stock levels are appropriate and equipment is stored safely.
- Support refurbishment, decorating and improvement projects across the hotel.
- Help ensure external areas are maintained to a high standard.
- Work closely with housekeeping, reception, kitchen and management teams to ensure maintenance issues are communicated and resolved effectively.
- Follow all relevant health and safety procedures and ensure maintenance work is carried out safely.
- Be available to respond appropriately to urgent maintenance issues when required.
About You
We are looking for someone who is:
- Experienced in general property or building maintenance, ideally within a hotel, hospitality or similar environment.
- Practical and confident carrying out a broad range of maintenance tasks.
- Proactive, with the ability to spot potential problems before they become larger issues.
- Well organised and able to manage and prioritise a varied workload.
- Comfortable working independently and taking ownership of the maintenance function.
- Able to manage contractors and communicate confidently with suppliers and colleagues.
- Knowledgeable about workplace health and safety and the importance of compliance within a hospitality environment.
- Friendly, professional and mindful that maintenance work often takes place around guests.
- Flexible and willing to assist with urgent issues when necessary.
- Reliable, trustworthy and committed to maintaining high standards.
Skills & Experience
Previous experience in a maintenance, facilities or property management role is preferred. A relevant trade background or practical experience in areas such as plumbing, joinery, decorating, electrical or general building maintenance would be advantageous.
Relevant qualifications are desirable; however, we also value strong practical experience and a proven ability to manage the varied maintenance requirements of a busy property.
What We’re Looking For
Above all, we are looking for someone who will take ownership of the hotel’s maintenance. The right person will be proactive rather than simply reactive – keeping on top of preventative work, identifying areas for improvement and helping us ensure the hotel remains safe, welcoming and looking its best for our guests and team.
Pay: £32,000.00-£35,000.00 per year
