About Goodwin Property
Goodwin Property is a Warrington-based property business specialising in residential property and Houses in Multiple Occupation (HMOs).
We are looking for a reliable, proactive and trustworthy self-employed HMO Cleaner & Property Operations Assistant to look after three HMO properties in Warrington.
All three properties are within approximately 10 minutes' drive of one another.
This is more than a standard cleaning role. We are looking for someone who can become our reliable pair of eyes and ears on the ground, helping us keep our properties clean, presentable, safe and ready for tenants and viewings.
The Properties
Our current cleaning requirement consists of:
- 1 × 4-bedroom HMO
- 2 × 6-bedroom HMOs
Routine cleaning is carried out twice per month at each property.
The standard cleaning allocation is:
- 4-bedroom HMO – 2 hours per visit
- 6-bedroom HMO – 2.5 hours per visit
- 6-bedroom HMO – 2.5 hours per visit
This is approximately 7 hours every fortnight / 14 hours per month for routine cleaning.
The preferred arrangement is to complete the main cleaning on Thursday, on an agreed fortnightly schedule.
Key Responsibilities1. HMO Cleaning
Maintain the communal areas of each property to a consistently high standard.
This includes:
- Kitchens
- Bathrooms
- Hallways and communal areas
- Stairs
- Floors
- Surfaces
- Communal furniture
- Appliances where required
- Bins and general communal-area presentation
- General tidying
The properties should be left clean, tidy and presentable after every visit.
The contractor is expected to identify areas requiring additional attention and report any issues rather than simply overlooking them.
2. Move-Out Cleaning
When a tenant moves out, the contractor may be required to attend the property to prepare the room for the next tenant.
Responsibilities may include:
- Cleaning the bedroom thoroughly
- Cleaning relevant communal areas
- Checking the general condition of the room
- Identifying damage, missing items or defects
- Taking photographs and videos
- Reporting maintenance issues
- Reporting anything that needs attention before the room can be re-let
- Ensuring the room is ready to be dressed and marketed again
Move-out cleaning will be paid at the agreed hourly rate.
3. Move-In Preparation
Before a new tenant moves into a room, the contractor may be asked to prepare the property.
This may include:
- Cleaning the bedroom
- Checking the room is presentable
- Dressing the room where required
- Checking communal areas
- Ensuring the property is ready for the incoming tenant
- Taking photographs and/or videos
- Reporting anything that needs resolving before move-in
The contractor should take pride in ensuring that a new tenant walks into a clean, tidy and well-presented home.
4. Preparing Rooms for Viewings
The contractor will help ensure rooms and properties are viewing-ready.
This may include:
- Cleaning rooms before viewings
- Dressing bedrooms appropriately
- Ensuring communal areas are tidy
- Removing rubbish or obvious clutter
- Checking that the property looks its best
- Taking photographs/videos where requested
- Supporting viewings where agreed
The aim is to make the property look as attractive and welcoming as possible to prospective tenants.
5. Supporting Viewings
Where agreed in advance, the contractor may assist with tenant viewings.
This may include:
- Attending the property to provide access
- Opening and securing the property
- Showing prospective tenants around the property
- Ensuring the property is presentable
- Reporting feedback following the viewing
- Taking photographs/videos if required
Additional viewing hours will be paid at the agreed hourly rate.
6. Weekly Fire Alarm Checks
Goodwin Property operates a weekly fire alarm checking schedule across its HMOs.
The contractor will be responsible for carrying out the fire alarm check during their scheduled cleaning week.
The Goodwin Property maintenance operative will carry out the check during the alternate week.
This ensures that the properties have a designated person responsible for the check every week.
When undertaking the check, the contractor must:
- Carry out the required fire alarm check
- Record the check in the property's fire alarm log book
- Sign and date the log book
- Take photographs of the completed record/check where required
- Immediately report any fault, failed alarm or other fire-safety concern
The check must not simply be carried out verbally. It must be recorded and evidenced.
The contractor is responsible for completing the check during their assigned week unless Goodwin Property has expressly transferred that responsibility to another person.
7. Property Inspections & Maintenance Reporting
The contractor will act as an additional set of eyes and ears for Goodwin Property.
During visits, they should look out for obvious issues including:
- Leaks
- Damp or mould
- Broken fixtures/fittings
- Damaged furniture
- Faulty appliances
- Broken lights
- Damaged doors or locks
- Problems with bathrooms or kitchens
- Damage to walls, floors or communal areas
- Problems outside the property
- Rubbish or fly-tipping
- Anything that could present a safety concern
- Anything that could affect the tenant experience
The contractor is not expected to diagnose or repair specialist problems.
Instead, they should identify the issue, take clear photographs/videos and report it promptly to Goodwin Property.
8. Photographs & Videos
Photographic and video evidence is an important part of this role.
The contractor will be expected to provide photographs and/or videos when requested and as part of routine property reporting.
This may include:
- Completed cleaning
- Bedrooms after move-out
- Rooms prepared for viewings
- Property condition
- Maintenance issues
- Damage
- Fire alarm checks/log book entries
- Before-and-after cleaning
- Any unusual or important issue identified during a visit
Photos and videos should be clear, useful and show enough of the relevant area to allow Goodwin Property to understand the issue.
9. Cleaning Supplies
The contractor will normally be responsible for purchasing the cleaning supplies required to carry out their work.
Any expenditure that is to be reimbursed by Goodwin Property must be agreed in advance.
Receipts must be retained and provided for approved purchases.
The contractor should not purchase expensive or unusual items without prior approval.
10. Schedule & Attendance
The contractor will agree a regular cleaning schedule with Goodwin Property.
The preferred arrangement is:
Thursday – every other week
The contractor will attend all three properties during their scheduled cleaning week.
The schedule will be agreed in advance so that Goodwin Property can coordinate the alternate-week fire alarm checks with the maintenance operative.

Any change to the schedule must be communicated clearly so that responsibility for the weekly fire alarm check remains assigned.
11. Communication & Reporting
The contractor must communicate promptly with Goodwin Property regarding:
- Maintenance issues
- Fire alarm problems
- Tenant-related concerns
- Damage
- Cleaning issues
- Problems preventing a room from being let
- Any situation requiring urgent attention
Reports should normally include:
- Property/house name or address
- Brief description of the issue
- Photographs and/or video where appropriate
- Any action already taken
- Whether urgent attention is required

…and tells us about it.
Payment
The contractor will be paid:
£13 per hour
Routine cleaning is expected to require approximately:
7 hours every fortnight / 14 hours per month.
Additional agreed work, including:
- Move-in preparation
- Move-out cleaning
- Viewings
- Room dressing
- Additional cleaning
- Property checks
- Other agreed property tasks
will be paid at £13 per hour, unless otherwise agreed in advance.
The contractor will submit appropriate records of hours worked and any approved expenses.
