The opportunity
We are looking for an experienced Finance Assistant to join the finance team within an established, independently owned property group.
This is a broad finance role supporting the day-to-day accounting function across a substantial residential and commercial property portfolio. The role will include purchase ledger, sales ledger, bank reconciliations, VAT support, intercompany transactions, landlord statements, client and property accounting, month-end support and wider finance administration.
This role would suit someone who has already worked in a finance, accounts assistant or similar role and is looking for a broader position with more variety, responsibility and exposure across a property-focused business.
About us
Lainston Services Limited forms part of a wider, independently owned property portfolio built over more than 30 years.
The group manages a varied mix of residential and commercial assets, including residential property, industrial units, retail units, offices and hospitality venues.
This gives the finance team exposure to a broad property portfolio, aligned ownership and clear decision-making.
We are a small, hands-on team. People are expected to take ownership, ask questions, communicate clearly and support each other properly.
What you will be doing
The role will include, but is not limited to:
- Managing the purchase ledger, including processing supplier invoices and resolving invoice queries.
- Preparing and processing supplier and client payments.
- Recording and reconciling intercompany transactions.
- Completing daily and monthly bank reconciliations.
- Managing the sales ledger, including invoicing, receipt allocation, and credit control.
- Performing nominal ledger reconciliations and maintaining accurate ledger balances.
- Posting income and expenditure through the appropriate control accounts.
- Reconciling mortgage/loan statements and related financial records.
- Preparing VAT returns, ensuring compliance with HMRC requirements and submission deadlines.
- Performing partial exemption VAT calculations and maintaining accurate supporting records.
- Undertaking client accounting using Qube or Re-Leased property management software, including posting rents and disbursements, maintaining client account records, and ensuring accurate transaction processing.
- Preparing landlord statements and ensuring accurate reporting of rental income, expenditure, deductions, and balances.
- Assisting with the preparation of management reports.
- Supporting the Finance Manager with month-end processes and ad hoc finance duties.
- Ensuring compliance with internal controls and accounting procedures.
About you
We are looking for someone organised, accurate and comfortable working with financial systems, ledgers and deadlines.
Strong communication skills and the ability to build positive working relationships.
Previous experience in a finance or accounts assistant role.
Knowledge of Qube, Re-Leased, or equivalent property management software is an advantage
AAT qualification or studying towards an accounting qualification.
Why join us?

For the right person, this role offers exposure across property accounting, client accounting, VAT, landlord reporting, intercompany transactions and wider finance operations.
Your work will directly affect how accurately the group records income, expenditure, supplier payments, landlord balances and portfolio performance.
You will work closely with the Finance Manager and wider team, with visibility across both the residential and commercial sides of the business.
