Job Title: Commercial Property Manager
Location: Folkestone, Kent
Employment Type: Full-time, Permanent
Salary: Competitive, commensurate with experience

Smith Woolley is a well-established property, surveying and estate management practice based in Folkestone. We manage a diverse portfolio of residential, commercial and mixed-use developments, as well as estates and land holdings across Kent and the South-East.

We are known for providing a proactive, professional and commercially focused service with long term client relationships at the heart of what we do.

The Role

We are seeking a capable and motivated Commercial Property Manager to join our team. This is a varied, hands-on role covering the management of residential blocks, commercial assets and wider land and estate management responsibilities.

The role would particularly suit an existing Commercial or Block Manager, or someone with transferable experience from facilities management or wider property sectors.

You will be responsible for overseeing day-to-day management operations across a varied portfolio, ensuring high standards of service delivery, compliance and financial control.

Key Responsibilities

· Day-to-day management of residential, commercial and mixed-use developments

· Land and estate management responsibilities, including coordination of maintenance and upkeep

· Liaising with tenants, leaseholders, clients, contractors and directors

· Overseeing planned and reactive maintenance works

· Managing service charge budgets, accounts and arrears monitoring

· Ensuring compliance with health & safety and statutory obligations

· Carrying out regular site inspections and preparing reports

· Procuring and managing contractors and service providers

· Handling tenant and leaseholder queries and resolving issues promptly and professionally

· Supporting long term asset management and maintenance planning

Skills & Experience Required

· Previous experience in Commercial or Block Management, Facilities Management or wider property sectors

· Strong understanding of residential and commercial property management principles

· Experience working with service charge budgets and financial reconciliation

· Excellent communication and client relationship skills

· Ability to manage multiple sites and prioritise workload effectively

· Strong problem solving ability with attention to detail

· Good knowledge of compliance, health & safety and building maintenance issues

· IT literate, ideally with experience of property management systems

· Full UK driving licence
