Deeside Management Services Ltd is looking for an experienced Contracts Manager to help manage the day-to-day delivery of our commercial property maintenance and grounds maintenance works across North Wales and the North West.
This is a key position within our growing business, working directly with the Managing Director and overseeing several mobile maintenance and landscaping teams.
We are looking for someone with a strong practical understanding of property maintenance, construction, facilities management or grounds maintenance who can organise people, manage workloads, deal confidently with clients and help us deliver works efficiently and professionally.
The Role
The Contracts Manager will take responsibility for the day-to-day operational management of our maintenance and landscaping teams.
Key responsibilities will include:
- Planning and booking in daily and weekly works
- Allocating jobs to our maintenance and landscaping teams
- Managing and supporting our individual team supervisors
- Acting as the main point of contact for supervisors throughout the working day
- Ensuring teams have the correct job information, materials, tools, plant and access arrangements
- Monitoring workloads and making changes where required
- Visiting sites to inspect ongoing and completed works
- Maintaining standards of workmanship and productivity
- Dealing with day-to-day operational and staffing issues
- Liaising with clients, property managers, site managers and subcontractors
- Attending sites to survey and assess new works
- Taking measurements, photographs and gathering information required for quotations
- Assisting with estimating and preparing quotations
- Calculating labour, material, plant and access requirements
- Ordering and organising materials for upcoming works
- Coordinating subcontractors where required
- Ensuring works are completed within agreed timescales
- Ensuring job sheets, site photographs and completion information are recorded correctly
- Monitoring health & safety requirements and ensuring company procedures are followed
- Reporting progress, issues and upcoming workload directly to the Managing Director
About You
We are looking for somebody who has experience managing operatives and multiple jobs within a commercial environment.
The ideal candidate will:
- Have previous experience as a Contracts Manager, Operations Manager, Maintenance Manager, Facilities Manager, Contracts Supervisor or similar
- Have a practical background within property maintenance, construction, facilities management or grounds maintenance
- Have experience managing tradespeople or mobile operatives
- Be confident organising several teams across multiple sites
- Be able to prioritise reactive works alongside planned works
- Be comfortable making day-to-day operational decisions
- Have strong leadership and communication skills
- Be confident dealing directly with commercial clients
- Be able to survey jobs and understand labour, materials, plant and access requirements
- Have experience estimating or assisting with quotations
- Have a good understanding of health & safety
- Be organised and comfortable using job management and computer systems
- Hold a full UK driving licence
Experience within commercial property maintenance and facilities management would be particularly advantageous.

Working Hours
Monday to Friday – approximately 7:00am to 4:00pm
The position will be based from our premises in Sandycroft, Deeside, with regular travel to client sites throughout North Wales and the North West.
What We're Looking For
This position would suit someone who has previously worked on the tools and progressed into supervision or contracts management.
We need somebody who understands how jobs work in the real world, can communicate effectively with tradespeople and clients, and is comfortable taking ownership of the day-to-day operation.
The successful candidate will work closely with the Managing Director but will be expected to make decisions independently and ensure our teams are organised, productive and delivering a high standard of work.
Pay: £35,000.00-£40,000.00 per year
