What started as a small team has grown into a business of over 70 people, having already delivered hundreds of homes across South Wales with hundreds more currently on site.
The Role
The Senior Quantity Surveyor is a key commercial lead across our live sites, owning cost management from pre-construction through to final account. You'll take responsibility for a portfolio of forward-sold, JCT Design & Build contracts delivered for housing associations and local authorities, working closely with the Commercial Manager, site teams and pre-construction to protect margin, manage risk and keep valuations and cost reporting accurate and on time.
This is a hands-on, senior commercial role in a fast-growing contractor — ideal for someone who takes ownership of their sites, is comfortable managing subcontractor accounts end-to-end, and wants to help shape the commercial processes that will scale with us.
Key Responsibilities
- Take full commercial ownership of a portfolio of live sites, from pre-construction cost planning through to final account
- Prepare and issue monthly cost & valuation reports (CVRs), agreeing valuations with clients and Employer's Agents
- Manage the subcontract procurement process, including enquiries, tender analysis, and placing subcontract orders
- Value subcontractor works, agree payment certificates, and manage the payment notice / pay-less process under the relevant contract
- Administer main contracts (predominantly JCT Design & Build) including notices, variations, extensions of time and loss & expense claims
- Prepare and agree interim valuations and applications for payment with clients, and manage cash flow forecasting for your sites
- Identify, price and negotiate variations and change instructions, and lead value engineering initiatives without compromising quality or safety
- Manage retentions, defects and final account close-out across your site portfolio
- Work closely with the QS and pre-construction teams to ensure a smooth handover from tender to delivery
- Support dispute avoidance and, where necessary, dispute resolution, working with the Commercial Manager and external advisers
- Maintain accurate commercial records and support internal and external audit requirements
- Mentor and support less experienced members of the QS team
What We're Looking For
- Proven experience as a Senior Quantity Surveyor or similar role within residential construction or affordable housing
- Strong working knowledge of JCT Design & Build contracts and standard forms of subcontract
- Solid experience of cost control, CVR reporting, valuations and final accounts
- Confident negotiator, comfortable managing subcontractor accounts and contractual correspondence
- Experience working with Registered Providers / housing associations or local authority clients is a strong advantage
- Degree qualified in Quantity Surveying or a related discipline (or equivalent experience); MRICS or working towards is desirable
- Comfortable with industry-standard cost management software and confident with Excel
- Organised, deadline-driven and comfortable owning your own site portfolio
