This is not a domestic bathroom-fitting job. We are looking for a plumber who genuinely knows their way around managed blocks and estates — communal risers, booster sets, tank rooms and plant rooms — who can walk into an occupied block with a leak coming through three ceilings, calmly work out where it is coming from, and tell us whether it sits in the communal areas or in a demised flat.

About the Role:
We are seeking a highly skilled and experienced reactive plumber to join our property maintenance team. You will be investigating, tracing and resolving plumbing emergencies across the residential and commercial properties managed by our clients.
A key part of this role is identifying the source of leaks and determining whether the required repairs fall under communal building responsibility or within demised (leaseholder) areas.
Key Responsibilities:
Trace & access
▪ Investigate, diagnose and locate the root cause of complex leaks, water ingress and drainage issues using modern diagnostic techniques
▪ Trace leaks between flats, through voids, ceilings, risers and behind finishes — identifying the source before opening anything up, and keeping the opening to a minimum
Leak investigations
▪ Produce clear, photographic reports determining the source of the leak and clearly defining whether the defect sits in a communal area or in a demised (private) flat
▪ Report to a standard that stands up with managing agents, leaseholders, insurers and loss adjusters
Reactive maintenance
▪ Attend emergency and day-to-day plumbing call-outs across managed blocks, estates and commercial properties — burst pipes, blocked soil and vent pipes, tap and toilet repairs, and radiator faults
▪ Isolate and drain down risers and stacks safely where multiple flats are affected
Communal and plant systems
▪ Work on cold water storage tanks, booster and pressurisation sets, pumps, communal risers, soil and vent stacks, communal drainage and plant rooms
▪ Repair and replace pipework, valves, cylinders, tanks, WCs, taps, traps, macerators and sanitaryware
Defect rectification
▪ Carry out first and second fix plumbing repairs swiftly and efficiently, ensuring minimal disruption to residents
▪ Some new install work — bathrooms, kitchens, pipework alterations and small project works
Compliance and reporting
▪ Complete detailed job sheets and photographic reports via our maintenance software on the same visit (training provided)
▪ Liaise directly and professionally with managing agents, building managers, residents and leaseholders on site
Essential Requirements:
▪ Proven track record in reactive maintenance and leak detection across residential and commercial property
▪ Experience working on blocks of flats and managed estates — not domestic-only. You understand communal systems, shared risers, plant rooms and the practical realities of working in occupied buildings
▪ Understanding of property boundaries in leasehold and managed blocks — communal versus demised responsibilities
▪ Minimum NVQ Level 2/3 in Plumbing, or equivalent practical qualification
▪ Excellent fault-finding skills with a “right first time” mentality
▪ Strong communication skills and the ability to deal professionally with residents in occupied homes, often when they are stressed and their ceiling is coming down
▪ Professional manner and pride in leaving a job right, and in a clean condition
▪ Full UK manual driving licence with no more than 3 points
Desirable:
▪ Experience with leak detection equipment — thermal imaging, acoustic, tracer gas, moisture meters
▪ Communal heating experience — LTHW systems, HIUs, plate heat exchangers, pressurisation units
▪ Unvented hot water (G3) ticket
▪ CSCS card
▪ Multi-skilled ability to pick up associated trades on site
