Property Manager & Lettings Negotiator

About the Role
We are looking for an experienced, motivated and organised Property Manager & Lettings Negotiator to join our growing team. This is a varied role, ideal for someone with a strong background in residential lettings and property management who enjoys working across multiple areas of the business.
You will be responsible for managing a portfolio of residential properties, including HMOs, buy-to-let properties and single lets, while also driving the lettings process from marketing through to tenant move-in. The successful candidate will be proactive, customer-focused and confident building relationships with landlords, tenants and contractors.
Sales and valuation experience would be highly desirable, as there will be opportunities to assist in growing our portfolio by winning new instructions and supporting our estate agency services.
Key ResponsibilitiesProperty Management
- Manage a portfolio of residential properties, including HMOs and buy-to-let properties.
- Act as the main point of contact for landlords and tenants.
- Coordinate and oversee maintenance works from initial report through to completion.
- Liaise with contractors to obtain quotations, arrange works and monitor quality.
- Conduct routine property inspections and prepare detailed reports.
- Manage tenancy renewals, rent reviews and end-of-tenancy processes.
- Monitor rent arrears and work with tenants to resolve outstanding balances.
- Ensure all compliance requirements are met, including Gas Safety Certificates, EICRs, EPCs, smoke and carbon monoxide alarm regulations, and licensing requirements.
- Handle tenant disputes and complaints professionally and efficiently.
- Maintain accurate records using property management software.
Lettings
- Market available properties across major property portals and social media platforms.
- Respond promptly to lettings enquiries via telephone, email and online portals.
- Conduct property viewings and negotiate offers.
- Carry out tenant referencing and affordability checks.
- Complete Right to Rent checks in accordance with current legislation.
- Prepare tenancy paperwork and coordinate move-ins.
- Build strong relationships with prospective tenants to ensure the best match for each property.
- Minimise void periods by proactively marketing available properties.
Business Development (Preferred)
- Carry out rental valuations and market appraisals.
- Build relationships with landlords, investors and developers.
- Generate new management and lettings instructions.
- Identify opportunities to grow the company's managed portfolio.
- Cross-sell property management and lettings services to existing and prospective clients.
- Support the sales team where required.
Skills & Experience- Essential
- Previous experience in residential property management.
- Previous experience in residential lettings.
- Excellent understanding of current lettings legislation and compliance requirements.
- Strong organisational and time management skills.
- Excellent written and verbal communication.
- Ability to prioritise a busy workload.
- Confident using property management software and Microsoft Office.
- Full UK Driving Licence and access to a vehicle.
Desirable
- Experience carrying out rental valuations.
- Estate agency sales experience.
- ARLA Propertymark qualification (or willingness to work towards one).
- Experience working with HMOs and licensed properties.
- Business development or client acquisition experience.
