Block Manager (Property Manager)
The role
Premier Property Management & Maintenance, a leading name in Midlands and Northern block management, is looking for an experienced Block Manager to take ownership of a portfolio of apartment blocks and residential estates.
This is a hands-on portfolio role. You will be the named point of contact for your developments; running the budgets, keeping the buildings safe and well maintained, managing the contractors who work on them, and building the kind of client relationships that keep instructions with us year after year. You will have genuine autonomy over how your portfolio is run, with the backing of an experienced management team behind you.

Our focus is the shared areas of apartment blocks and residential estates; the communal spaces, grounds, plant and services that residents rely on every day and rarely think about until something goes wrong.
Key responsibilities
Portfolio management
Take full ownership of a portfolio of developments, ensuring communal areas and grounds are well maintained, compliant and properly presented, and that leaseholder and client concerns are dealt with promptly and professionally.
Service charge budgets and financial management
Prepare, set and manage annual service charge budgets. Monitor expenditure against budget, work with the accounts team on year-end accounts and arrears, and make sure clients understand where their money goes. Manage reserve fund planning and Section 20 consultations for major works.
Maintenance and contractor management
Arrange routine, planned and emergency maintenance. Procure and tender works, negotiate cost-effective contracts, and hold contractors to account on quality, timescales and value.
Health, safety and building compliance
Keep fire risk assessments, health and safety records and statutory testing regimes up to date and acted upon. Ensure your buildings comply with current legislation and that remedial actions are tracked through to completion.
Client relationship management
Act as the primary contact for RMC/RTM directors, freeholders and developers. Handle queries and difficult conversations with tact, and build the long-term relationships that underpin retention.
Meetings
Organise, attend and chair AGMs and directors' meetings, presenting budgets, accounts and updates clearly to a non-technical audience. Some evening meetings are required.
Site inspections
Carry out regular documented site inspections, identifying issues early and coordinating remedial action before they become expensive.
Reporting and correspondence
Produce clear, concise reports on property condition, works, spend and compliance, and maintain consistent professional communication with all stakeholders.
Disputes
Manage neighbour disputes, breaches of lease and antisocial behaviour matters calmly and even-handedly, escalating to solicitors where necessary.
What we are looking for
Essential
- Experience managing a block or leasehold portfolio as a managing agent
- Working knowledge of leases, service charges, Section 20 consultation and the landlord and tenant framework
- Confident preparing and defending a service charge budget
- Sound understanding of fire safety and health and safety obligations in residential blocks
- Excellent written and verbal communication
- Strong organisational skills and the ability to prioritise a busy and reactive workload
- Full UK driving licence and own vehicle
Desirable
- TPI (formerly IRPM) qualification
- Experience of major works projects and reserve fund planning
- Familiarity with block management software
