The Role
We are looking for an experienced Principal Designer (CDM) to join our growing team. This is a key role responsible for delivering our statutory duties under the Construction (Design and Management) Regulations 2015 (CDM 2015) across a diverse portfolio of projects.
You will lead the coordination of health and safety during the pre-construction phase, working closely with clients, designers, and internal delivery teams to ensure risks are effectively identified, managed, and communicated.
This role is particularly focused on refurbishment and occupied residential projects, where careful planning around existing hazards, sequencing, access, and resident safety is critical.
Key responsibilities
- Act as Principal Designer on appointed projects in line with CDM 2015 regulations
- Plan, manage and monitor health & safety during the pre-construction phase
- Coordinate designers and duty holders to ensure effective design risk management
- Support clients in understanding and fulfilling their CDM responsibilities
- Review surveys, drawings, and specifications to identify risks and information gaps
- Lead design risk reviews and maintain risk registers and trackers
- Ensure clear communication of residual risks and design assumptions
- Liaise with project teams acting as Principal Contractor
- Prepare and maintain Health & Safety Files for project completion
- Attend design, pre-start, and project meetings to provide CDM guidance
- Challenge unsafe design practices and escalate where necessary
- Contribute to continuous improvement of CDM systems and processes
Essential qualification & skills
- Experience in design coordination and design risk management
- Strong understanding of CDM 2015 and pre-construction requirements
- Background in construction, architecture, engineering, or surveying
- Experience working on refurbishment or complex construction projects
- HNC / HND / Degree (or equivalent experience) in a relevant discipline
- CDM / construction health & safety training
- CSCS card (where required)
- Drivers licence
Desirable skills
- NEBOSH Construction or similar
- Membership of a professional body (e.g. IOSH, APS)
Package:
- Salary: £60,000
- Hours: Monday to Friday, 8am to 5pm (1hr for lunch)
- Holidays: 21 days of holiday + bank holidays + birthday day off. Christmas closure.
- Tracked company vehicle & fuel card will be provided for business use (if over the age of 25 due to company insurance purposes).
Additional Information
- As part of the interview process you will be required to complete an aptitude test
- A Disclosure and Barring Service (DBS) check will be conducted at the company's expense.

- Initial six-month probationary period.
