Maintenance Assistant (Part-Time)

Role Overview
The Part-Time Maintenance Assistant supports the daily upkeep of The Noke Hotel's maintenance and facilities functions, ensuring the property remains safe, compliant and fully operational by carrying out planned and reactive maintenance across various systems.
This is a hands-on role requiring a blend of mechanical and electrical knowledge, practical problem-solving skills, and a strong sense of responsibility. The postholder is expected to act promptly, avoid delaying essential work, and be comfortable working at heights and on project-based tasks.
The Maintenance Assistant works under the direction of the Operations Manager / Day Manager, and works closely with the Security team to resolve faults identified during patrols and checklists before they become costly problems.
Key Responsibilities
1. Facilities Support & Maintenance
- Conduct daily inspections of public areas and back-of-house areas.
- Perform repairs to plumbing, lighting, fixtures, fittings and general wear and tear.
- Carry out Planned Preventative Maintenance (PPM) tasks and respond promptly to maintenance tickets.
- Support the operation and upkeep of heating, lighting and ventilation systems.
- Maintain a clean and hazard-free maintenance workspace.
2. Security-Related Fabric & Access Repairs
- Repair or replace damaged fencing, gates, padlocks and door hardware identified during outdoor and indoor patrols.
- Support quarterly and event-based padlock/door code changes recorded in the Lock & Padlock Code Change Log.
- Fix or report faulty exterior and motion-activated lighting, and any CCTV obstruction caused by overgrown vegetation.
- Ensure fire doors, panic bars and emergency exits open and close correctly.
3. Compliance & Health & Safety
- Support weekly fire alarm tests and monthly emergency lighting checks.
- Ensure fire exits, extinguishers and signage remain unobstructed and compliant.
- Follow procedures for water hygiene (including Legionella control), PPE usage and safe waste disposal.
- Assist with fire panel testing and keep logs of fire and emergency system checks.
- Participate in emergency drills and report any safety equipment faults.
- Report hazards or compliance breaches immediately.
4. Gardening, Grounds & Perimeter Maintenance
- Maintain perimeter fencing, gates and anti-climb measures in good repair.
- Carry out basic gardening — grass cutting, weeding, watering and planting — and cut back vegetation that could provide cover or an access aid near the perimeter, or that obscures CCTV coverage.
- Keep car parks, pathways and external delivery areas free of debris, ice and obstructions.
- Maintain bin stores and external areas to a clean, safe and presentable standard.
5. Contractor & Equipment Support
- Prepare work areas for contractors and monitor their safe working practices.
- Help maintain an inventory of tools and supplies, ensuring tools are used correctly and safely stored.
- Record completed jobs and escalate recurring issues to the Operations Manager.
6. Team Collaboration & Emergency Support
- Follow task lists from the Operations Manager / Day Manager and prioritise urgent issues.
- Collaborate with the Security and Day/Night Manager teams as needed.
- Assist during maintenance emergencies, such as leaks or power issues.
7. Presentation & Property Standards
- Keep back corridors, bin stores and service areas tidy and secure.
- Perform cosmetic repairs such as painting or touch-ups.
- Maintain safe, clean and orderly maintenance storage areas.
- Log all completed jobs, parts used and recurring issues, and provide condition updates to the Operations Manager to support the property's insurance and compliance requirements.
Requirements
Essential
- Basic experience in general maintenance, facilities or handyman work (hotel/hospitality experience preferred).
- Good understanding of health & safety and compliance standards.
- Hands-on approach, able to work independently and efficiently.
- Physically fit, able to lift, move and use tools and equipment safely.
- Confident using basic hand and power tools, and comfortable working at height and outdoors in all weather.
- Right to work in the United Kingdom.
Preferred
- Mandatory training will be provided where not already held: Asbestos Awareness, Legionella Awareness, First Aid at Work, Fire Safety Awareness, Manual Handling, Working at Heights, Electrical Safety Awareness, Abrasive Wheels, and Working with Ladders.

Pay: £12.71-£13.50 per hour
Expected hours: 20.0 – 30.0 per week
