The Role
We’re looking for an experienced property manager to take ownership of our southern residential portfolio. This role is ideal for an established property manager who wants a step up in responsibility, variety, and autonomy.
You’ll be responsible for the day-to-day management of your portfolio, with a focus on reactive maintenance, property certificate compliance, landlord communication, and property inspections.
This is a hands on role involving some travel for property inspections, and occasional overnight stays.
Key Responsibilities
- Manage reactive maintenance, responding promptly to issues raised by tenants via our property management system (FixFlo)
- Oversee planned maintenance, coordinating works with contractors
- Act as the main point of contact for tenancy-related queries, providing clear updates and effective resolutions
- Build and maintain strong working relationships with landlords, delivering regular communication, reporting, and advice
- Ensure all compliance documentation is kept up to date, including Gas Safety Certificates, EICRs, EPCs, and other statutory requirements
- Carry out 6-monthly property inspections across your portfolio
- Prepare inspection reports and follow up actions, ensuring issues are resolved within agreed timeframes
- Process invoices, and handle contractor payments via our accounting system (PayProp)
- Maintain accurate property records and ensure files and systems are kept up to date
What We’re Looking For
This role suits a Property Manager who is confident managing a portfolio independently and enjoys responsibility and variety.
You’ll be:
- Experienced in lettings property management (3+ years)
- Organised and proactive, with strong time management skills
- Professional and reliable, trusted to represent the business independently
- Detail-focused, particularly around compliance and documentation
- A strong communicator, comfortable dealing with landlords, tenants, and contractors
- Comfortable with lone travel for inspections
- Calm under pressure and solutions-focused
A full UK driving licence and access to your own vehicle are essential.
Salary & Benefits
- £35,000 per annum,
- Annual pay reviews based on performance, with performance-based bonuses available after the first 12 months
- All mileage and travel expenses covered in line with company policy
