We're looking for a Maintenance Officer to join our Manchester team. This is a varied and rewarding role where no two days are the same. You'll play a vital part in delivering an outstanding resident experience by ensuring our accommodation is maintained to the highest standards.

The Opportunity
As a Maintenance Officer, you'll be responsible for carrying out planned and reactive maintenance across our student accommodation portfolio in Manchester.
You'll ensure our buildings remain safe, compliant and well-presented while providing excellent customer service to our student residents. Whether you're resolving maintenance issues, conducting safety inspections or preparing accommodation for new arrivals, you'll take pride in delivering a first-class service.
Due to the nature of student accommodation, occasional evening and weekend working may be required during peak periods, along with participation in an on-call rota.
What You'll Be DoingPlanned & Preventative Maintenance
- Carry out routine inspections of accommodation and communal areas.
- Complete preventative maintenance checks to ensure the smooth operation of facilities and equipment.
- Conduct visual and practical testing of health and safety systems including emergency lighting, smoke detectors, fire door closers and window restrictors.
- Identify potential issues before they become larger maintenance concerns.
Reactive Maintenance & Repairs
- Respond promptly to maintenance requests raised by residents and colleagues.
- Undertake a wide range of repair and maintenance activities including:
- Basic carpentry
- Basic plumbing
- Painting and decorating
- General building repairs
- Basic fault identification
- Ensure all repairs are completed to a high standard and within agreed timescales.
Health, Safety & Compliance
- Help ensure the property remains fully compliant with health and safety requirements.
- Report urgent maintenance or safety concerns immediately.
- Maintain accurate maintenance records and complete all required documentation.
- Work in accordance with company policies, procedures and safe working practices.
Property Presentation
- Support the overall appearance and upkeep of the property.
- Assist with preparing accommodation for new student arrivals.
- Maintain clean, safe and welcoming internal and external environments.
- Undertake general site duties as required, including gardening, litter picking and housekeeping support when necessary.
Customer Service
- Be a friendly and professional point of contact for residents.
- Deliver a positive customer experience through effective communication and problem-solving.
- Help create a safe, welcoming and enjoyable living environment for students.
What We're Looking For
We're looking for someone who is practical, organised and passionate about delivering excellent service.
Essential Skills & Experience
- Experience in a maintenance, facilities, property services or similar role.
- Practical skills in general building maintenance.
- Knowledge of health and safety practices within a maintenance environment.
- Experience of carrying out repairs and preventative maintenance.
- Excellent attention to detail.
- Ability to prioritise tasks and manage your own workload effectively.
- Strong problem-solving skills.
- Good communication skills.
- A flexible and proactive approach to work.
- Ability to work independently as well as part of a wider team.
Desirable Experience
- Experience within student accommodation, hospitality, residential property, facilities management or a customer-facing environment.
- Basic knowledge of identifying electrical faults.
- Experience working in a fast-paced service environment.
