Quantity Surveyor / Contracts Manager

FAS Developments is a long-established, family-run construction and development company based in Liverpool. Founded in 2001, we have delivered residential, education and industrial projects across the North West. We are now growing our new-build residential business on three fronts: affordable housing schemes delivered in partnership with housing associations, our own open-market developments, and a growing investment portfolio of retained property. Our first housing association scheme is on site shortly, with a pipeline of further sites in progress.
We are looking for a genuine all-rounder to join us as QS / Contracts Manager, working directly alongside the Managing Director. This is a broad, hands-on commercial role at the centre of a small, ambitious business — not a siloed position within a large commercial team. You will see schemes from tender through to completion and have real influence on how we deliver them.
This is a ground-floor opportunity, and we want someone who sees it that way. As our development and investment business scales, this role scales with it — in scope, seniority and reward. The role
- Preparing subcontract tender packages, issuing enquiries and managing tender returns
- Levelling and comparing quotations and making recommendations for award
- Drafting subcontract orders for Director approval Preparing valuations, applications for payment and payment notices
- Building and maintaining procurement and information-required schedules alongside the project programme
- Managing insurances, warranties and accreditation renewals
- Document control — drawing registers, RFI logs and project records
- Liaising with utility providers and statutory bodies on applications and connections
- General commercial support across the business as required
This is deliberately a wide-ranging role. In a business of our size everyone contributes across the board, and the right candidate will see that as the attraction rather than a drawback.
About you
- Experience in a QS, assistant QS, contracts manager or similar commercial role with a small or medium-sized contractor or developer
- Working knowledge of JCT contracts and subcontract procurement
- Comfortable drafting valuations, payment applications and orders with minimal supervision
- Organised, self-sufficient and happy to own tasks end to end
- Ambitious — someone who wants to grow with a business, not just fill a seat
- Strong IT skills; an interest in using modern tools, including AI, to work efficiently would be a real advantage
- New-build residential experience is desirable but not essential — attitude and breadth matter more

Pay: £40,000.00-£50,000.00 per year
