About this Role:
The Head of Property Finance Business Partnering is responsible for leading a specialist function that supports the Property Management business in delivering accurate, efficient and scalable property finance processes.
The role acts as the key link between Finance and Property Operations, ensuring service charge budgets, expenditure allocations, and year-end account reviews are delivered to a consistently high standard.
The postholder will establish and drive best practice, champion process improvement, automation and AI-enabled solutions, and build strong relationships across the organisation. They will provide leadership, challenge and support to ensure financial information is accurate, timely and supports effective decision-making.
This is a strategic leadership role focused on process excellence, stakeholder management, continuous improvement and the development of a high-performing team.
Business Partnering

Act as the primary finance business partner to Property Operations.

Build effective relationships with Property Directors, Regional/Area Managers and Property Managers.

Provide guidance and challenge on service charge budgets, expenditure allocation methodologies and financial performance.

Influence stakeholders to improve quality, accountability and timeliness of financial information.

Facilitate collaboration between Property and Finance, and other support functions.
Service Charge Budgeting & Financial Governance

Oversee the annual service charge budgeting process across the managed portfolio.

Ensure budgets are prepared consistently, accurately and within established timelines.

Develop and maintain robust standards for expenditure coding and service charge cost allocation.

Review and challenge assumptions, trends and variances to improve budget quality.

Ensure compliance with relevant legislation, regulations and industry best practice.
Financial Review & Quality Assurance

Lead the review of service charge expenditure allocations and cost schedules.

Establish quality assurance frameworks for budget production and year-end account reviews.
-
Ensure costs are allocated accurately and consistently across developments.

Identify trends, errors and control weaknesses and implement corrective actions.

Drive continuous improvement in reporting accuracy and financial controls.
Process Improvement & Automation

Design and implement scalable processes capable of supporting a large and growing property portfolio.

Identify opportunities to simplify workflows and eliminate manual effort.

Evaluate and implement automation, AI and technology solutions to improve productivity and accuracy.

Lead process improvement initiatives across the Property Finance function.

Develop KPI and performance measurement frameworks.
Reporting & Analysis

Develop meaningful management information and performance reporting.

Analyse operational and financial data to identify risks, opportunities and trends.

Produce insight and recommendations to support decision-making.

Monitor departmental performance against key objectives and service levels.

Present findings and recommendations to senior stakeholders.

Lead, develop and motivate the Property Finance team.

Provide leadership to the Property Finance Manager/Team Leader and wider team.

Essential Experience

Significant experience in either a finance, operations, business partnering or shared services leadership role.

Experience managing teams and developing high-performing people.

Demonstrable success designing and implementing scalable business processes.

Experience working across multiple departments to deliver complex operational outcomes.

Strong stakeholder management and influencing skills.

Experience developing reporting, analysis and performance metrics.

Experience delivering process automation and technology-enabled improvements.
Desirable Experience

Property management, residential block management or real estate sector experience.

Service charge accounting and budgeting knowledge.

Qualifications
Essential
One or more of the following:

Degree-level or higher qualification in either Finance, Business Management, Operations Management or related discipline.

Lean Six Sigma qualification.

Prince2, Agile or project management qualification.

Equivalent combination of professional qualifications and relevant leadership experience.
