Passive Fire Stopping & Compartmentation Surveyor Job
Location: Durham/North Yorkshire, with Nationwide Travel Required
Job Type: Full-time, Permanent
As a Passive Fire Stopping & Compartmentation Surveyor, you will carry out detailed passive fire surveys across a range of sectors, including:
- Social housing
- Healthcare
- Education
- Commercial buildings
- Any building types that Isoler may become involved with
- Large-scale refurbishment projects
Your responsibilities will include:
- Undertaking passive fire stopping and compartmentation surveys
- Inspecting passive fire protection installations and identifying defects or non-compliant works
- Producing clear, accurate and detailed digital survey reports
- Ensuring that accurate timescales are presented for surveyed items which allow the business to be competitive and protected
- Recording findings using OneTrace or other digital inspection platforms
- Working closely with clients, contracts teams and project stakeholders
- Supporting remediation programmes and providing technical advice where required
- Identifying opportunities to strengthen client relationships and contribute to business development
- Ensuring all surveys are completed in line with current legislation, industry guidance and best practice
Reporting directly to our Compliance Manager, the surveyor plays a key role in ensuring the quality, consistency and technical accuracy of all survey information produced by the business. Survey finding forms the basis of quotations, remedial works, certification and compliance records, making accuracy and attention to detail is critical.
The Surveyor is expected to work independently while maintaining regular communication with the compliance manager, escalating significant fire safety concerns, technical issues or non-compliance immediately.
Compliance Responsibilities
Working under the direction of the Compliance Manager, the Surveyor shall:
- Ensure all surveys meet company quality standards
- Follow current Building Regulations and relevant fire safety legislation
- Work in accordance with third-party accreditation requirements
- Follow manufacturer tested details wherever systems can be identified
- Record factual observations only
- Never make assumptions where evidence cannot be obtained
- Clearly identify areas that could not be inspected
- Escalate unusual construction details or technical concerns for review
- Support internal quality assurance and audit processes.
- Assist with continuous improvement of survey standards and procedures
Use of OneTrace
OneTrace is the company’s primary surveying platform and must be used for every survey.
The Surveyor is expected to:
- Complete surveys digitally
- Produce accurate asset records
- Record exact locations
- Upload clear, well-framed photographs
- Record measurements accurately
- Assign correct penetration types
- Record substrate construction
- Select the correct fire stopping systems were known
- Complete all mandatory data fields
- Ensure surveys are sufficiently detailed for estimating, compliance review and installation teams
- Submit surveys promptly following completion
- Survey quality should minimise queries from estimators, installers and the Compliance Manager
Use of Video Borescope
The company provides a video borescope to improve survey accuracy.
The Surveyor is expected to use the borescope wherever practical, including to:
- Inspect concealed voids
- Confirm compartment lines
- Investigate inaccessible penetrations
- Verify wall and floor construction
- Inspect cavity barriers where access permits
- Capture photographic or video evidence
- Reduce assumptions by obtaining visual confirmation wherever possible
- The borescope should form part of the Surveyor’s standard inspection equipment and should be utilised wherever it improves the quality of evidence gathered
- All borescope images should be uploaded and form part of the Onetrace report
Report Writing
Following each survey the Surveyor is responsible for producing clear, professional and technically accurate reports.
Reports shall include:
- Areas surveyed
- Areas not surveyed
- Fire stopping defects identified
- Photographic evidence
- Survey observations
- Compliance concerns
- Recommended remedial actions
- Any limitations affecting the survey
- Supporting technical notes where appropriate
- Reports must be suitable for review by the Compliance Manager and for issue to clients
Executive Summaries
The Surveyor shall prepare concise executive summaries for clients.
These should include:
- Overall condition of passive fire protection
- Level of compliance observed
- Significant risks identified
- Priority remedial works
- General observations
- Recommended next steps
- Executive summaries should be written in plain English while maintaining technical accuracy
Technical Knowledge
The Surveyor is expected to maintain knowledge of:
- Passive fire protection principles
- Fire compartmentation
- Penetration sealing systems
- Linear joint seals
- Fire batt systems
- Fire collars
- Fire wraps
- Fire sleeves
- Intumescent products
- Cavity barriers
- Relevant British Standards
- Building Regulations
- Manufacturer installation guidance
- Third-party certification schemes
- The Surveyor is expected to undertake ongoing professional development and remain informed of changes to legislation, standards and industry best practice
Communication
The Surveyor shall:
- Work within the Compliance Team, not in silo
- Escalate critical fire safety concerns immediately
- Liaise professionally with clients and site representatives
- Provide technical clarification to estimating and delivery teams where required
- Attend internal meetings when requested
- Always maintain professional conduct while representing the company
Health & Safety
The Surveyor shall:
- Comply with company Health & Safety policies
- Ensure that they have organised survey RAMS for each project with NBS
- Carry out dynamic risk assessments
- Wear appropriate PPE
- Follow site-specific rules and permit systems
- Report hazards immediately
- Always Work safely and professionally
Equipment Responsibilities
The Surveyor is responsible for maintaining all company-issued equipment, including:
- Tablet or mobile device
- OneTrace software
- Video borescope
- Measuring equipment
- Camera
- PPE
- Chargers and accessories
- Equipment should be maintained in good working order, kept secure and reported immediately if damaged or defective

The Surveyor is expected to produce work of a consistently high standard by:
- Completing accurate surveys
- Providing comprehensive photographic evidence
- Recording sufficient detail to eliminate unnecessary return visits
- Producing professional reports with minimal amendments
- Maintaining consistency across all projects

- Supporting the Compliance Manager in maintaining technical excellence and regulatory compliance

Essential Skills & Experience
- Experience within passive fire protection, fire stopping or fire compartmentation
- Good technical understanding of passive fire protection systems
- Ability to interpret construction drawings where available
- Experience using digital surveying software (OneTrace desirable)
- Strong IT skills
- Excellent written communication skills

- Ability to work independently and manage workload effectively
- Full UK driving licence
