Lettings Manager
Location: Watford, Hertfordshire
Salary: £30,000 basic salary + £20,000+ commission + £4,000 car allowance (OTE £54,000+)
Job Type: Full-time, Permanent
Working Hours: Monday to Friday, 9:00am – 6:00pm, plus Saturdays 9:00am – 4:00pm on a rota basis.

The Role
As Lettings Manager, you will be responsible for the overall performance of the lettings department, leading from the front while ensuring exceptional customer service and commercial results.
Your responsibilities will include:
- Leading, motivating and developing the lettings team through coaching, mentoring and performance management.
- Conducting market appraisals and winning new lettings instructions across the Watford area.
- Driving business performance through increased instructions, lets agreed, fee income and departmental profitability.
- Building long-term relationships with landlords, investors and local developers.
- Overseeing applicant management, property viewings, negotiations and agreed lets.
- Managing the tenancy process from offer through to move-in, working closely with the property management team.
- Ensuring full compliance with all current lettings legislation and regulatory requirements.
- Keeping the team fully up to date with ongoing legislative changes affecting the private rented sector.
- Handling complex landlord and tenant issues professionally and efficiently.
- Working collaboratively with the sales department to maximise cross-selling opportunities.
- Producing regular reports on pipeline activity, departmental performance and local market trends.
About You
We're looking for an ambitious and commercially minded lettings professional who enjoys winning business, developing people and delivering results.
You'll ideally have:
- A proven track record within residential lettings.
- Experience carrying out market appraisals and winning new instructions.
- Previous management, supervisory or mentoring experience, or the confidence and ability to step into your first management role.
- Strong knowledge of current residential lettings legislation and compliance requirements.
- Excellent communication, negotiation and relationship-building skills.
- A proactive, target-driven and commercial approach.
- Strong organisational skills and the ability to manage multiple priorities.
- Confidence using estate agency software and CRM systems.
- A full UK driving licence and access to your own vehicle.
- ARLA Propertymark qualifications would be advantageous but are not essential.
What You'll Receive
- £30,000 basic salary.
- Uncapped commission with realistic on-target earnings of £50,000+.
- £4,000 annual car allowance.
- Total package of up to £54,000+.
