Acquisitions and Deal Flow Manager
Location: St Asaph, Wales, office based with field travel
Salary: £25,000 + uncapped bonus
OTE Year 1: £32,500 to £33,500
OTE Year 2: £36,500 to £37,500
Start: Target start within 6 to 8 weeks

The opportunity
We are advertising a growth hire for a confidential, scaling property acquisition business with capital ready to deploy and a clear plan for further acquisitions. You will own the first stage of acquisitions: sourcing opportunities, building relationships, qualifying deals, managing the CRM pipeline and bringing clear opportunities to the owner for a yes or no decision. There is also upside to help package and sell on deals that do not fit the business's own buying criteria.
What you’ll do
- Generate opportunities through outbound calls, letters, agent visits, direct owner outreach, portals, social media and property research.
- Assess whether opportunities fit the numbers, including motivated sellers, discount to true market value and volume potential.
- Build relationships with estate agents, lettings agents, commercial agents, landlords, vendors, buyers and investors.
- Attend viewings, agent meetings, property visits and networking where needed across North Wales and the North West.
- Select, set up and manage the CRM so all leads, notes, follow ups and next steps are clear and audit ready.
- Bring qualified opportunities to the owner with enough information for a yes, no or follow up decision.
- Help package and present deals that do not fit internal criteria to external buyers or investors.
- Once a deal is agreed, help chase solicitors, keep vendors updated and maintain momentum through to completion.
- Improve scripts, templates, workflows and repeatable sourcing processes, using the existing tools and assets as a base.
About you
- Some property background is required, ideally estate agency, lettings, property sourcing, acquisitions or investor sales.
- Confident with outbound prospecting, calls, follow up and objection handling from day one.
- Comfortable with discounted buying, motivated sellers, basic property condition and first pass deal assessment.
- Credible with agents, landlords, vendors, buyers and investors, with clear written and verbal communication.
- Strong CRM discipline, tidy notes and consistent follow up to keep a live pipeline moving.
- Comfortable owning first stage deal flow in a small, commercially focused business.
- Full UK licence, own vehicle and business insurance for work travel.
- BTL, BRRR, HMO, refurbishment, investor finance, SearchLand, Meta ads, AI tools or a regional agent network.
What’s in it for you
- £600 per completed in house acquisition sourced, £400 per completed external packaged deal and a £1,500 bonus every 6th completed external deal. No cap.
- Monday to Friday, 35 hours per week. Start and finish times can be agreed with the manager. Occasional additional hours may be needed.
- 22 days annual leave, increasing by +1 day per full financial year up to 25 days, plus bank and public holidays.
- Close onboarding with the owner on sourcing methods, deal criteria, financial assessment, tools, scripts and assets.
- Company laptop and mobile phone. Mileage reimbursed at the HMRC approved rate. On-site parking provided.
- Chance to build the acquisition function and grow into a more senior acquisitions role as the business scales.
