ROLE EXPECTATIONS
You will lead the on-site team and all building operations, ensuring outstanding service, strict compliance and a beautifully maintained environment across premium amenities. Most days you’ll balance resident engagement with contractor oversight, financial control, health and safety, and performance against KPIs. You’ll be the visible ambassador for quality, problem-solving in real time and planning ahead to keep everything running seamlessly.

- Residents consistently rate service as exceptional, with swift resolution of issues and proactive communication.
- Health and safety, fire and water hygiene compliance are exemplary, with spotless audit results and well-drilled procedures.
- Amenities, M&E and common areas are immaculately presented and reliably operational, with minimal downtime.
- Budgets, service charges and procurement are well managed, with savings achieved without compromising quality.
- A motivated, well-trained team meets KPIs and SLAs, supported by clear standards and regular coaching.
- Stakeholder relationships (residents, client, contractors, neighbours) are collaborative, transparent and trust-based.
HOW YOU'LL SPEND MOST OF YOUR TIME
- Leading, scheduling and coaching the building teams to deliver five-star service around the clock.
- Overseeing amenity operations and maintenance, coordinating specialist contractors and planned works.
- Owning health, safety and compliance, including audits, risk assessments, drills and accurate records.
- Managing budgets, service charge forecasting, invoicing, procurement and contract performance.
- Handling resident communications, meetings and feedback, turning insights into service improvements.
- Conducting regular building walks, quality inspections and following through on actions to completion.

- Managing complex residential or mixed-use buildings with premium amenities and 24/7 operations.
- Leading multi-disciplinary on-site teams and driving performance through KPIs and coaching.
- Overseeing compliance frameworks (H&S, fire, water), M&E plant rooms and planned maintenance.
- Working closely with residents, clients and contractors, resolving issues and managing change.
- Budget ownership, service charge administration and delivering value through procurement.
