The role
We are hiring a senior hybrid sales and lettings agent to help build Awesome Agents from the ground up.
This is a founding hire, not a traditional negotiator role. You will:
- Win instructions
- Run deals end-to-end
- Help define how the agency actually works day to day
You’ll be trusted to operate with autonomy, make commercial decisions, and improve the way things are done - not just follow a script.
If you want responsibility, influence, and genuine upside, this role fits.If you want a big brand, layers of management, or a narrow remit, it won’t.
What you’ll do
Sales (primary focus)
- Win sales instructions through valuations and referrals
- Price property using market data and buyer psychology, not guesswork
- Advise vendors confidently and honestly
- Negotiate offers and manage deals through to completion
- Proactively progress chains and manage stakeholders
Lettings
- Win let-only and managed instructions
- Advise landlords on pricing and tenant strategy
- Oversee viewings (physical and virtual)
- Support tenant onboarding and early tenancy quality
- Work closely with property management processes
Building the business
- Help design, document, and refine core processes, including:
- Valuations
- Vendor onboarding
- Viewings
- Offer handling
- Deal progression
- Identify friction points when things get busy - and help fix them
- Reduce founder involvement in day-to-day deal management
- Contribute to playbooks and training materials for future hires
Commercial contribution
- Build and maintain your own pipeline
- Develop local relationships (buyers, landlords, referrers)
- Represent the brand with credibility and professionalism
What this role is not
- Not a junior or purely transactional role
- Not admin-heavy
- Not a “wait for inbound” position
- Not a traditional high-street, office-bound job
You’re expected to think, decide, and act.
Experience we’re looking for
- 4–8 years UK estate agency experience
- Strong sales background (essential)
- Solid lettings knowledge (important)
- Confident running valuations independently
- Proven instruction-winning track record
- Commercial pricing discipline
- Comfortable operating in an early-stage environment
Start-up or boutique agency experience is a strong plus.

Compensation
- 0.25% commission from sales you originate
- Lettings incentives for managed stock
How success is measured

- Deal progression quality and completion rates
- Health and predictability of pipeline
- Quality of documented processes
- Reduction in day-to-day founder involvement
First 90 days
By day 90, you should have:
- A live, credible sales and lettings pipeline
- Instructions won and progressing
- Clear ownership of valuations and negotiations
- Core processes documented and usable
- Honest feedback on what will and won’t scale
