THE OPPORTUNITY
This is a newly created permanent senior commercial role, reporting directly to a Director. We are
looking for an experienced Senior QS to take full ownership of the commercial function across a
diverse and growing project portfolio —someone who is equall y comfortable pricing a complex
roofing tender as they are sitting across the table from a client negotiating a final account.
You will be the commercial lead on your projects from first enquiry through to final account,
working autonomously and collaboratively in equal measure. This is not a role for someone who needs
close direction —we want a QS who takes initiative, thinks co mmercially, and communicates clearly
at all levels.
This is a long -term appointment, and an opportunity to genuinely shape the commercial function as
Southern Projects continues to grow. The package reflects that ambition: a competitive salary,

WHAT YOU'LL BE DOING
Pre -Contract
– Preparing detailed tenders and bids across roofing, refurbishment, fit -out, M&E, and
renewables
– Taking off quantities and producing accurate cost plans and estimates from drawings and
specifications
– Reviewing NEC and JCT contract terms at tender stage and flagging commercial risk to
Directors
– Leading subcontractor procurement —compiling packages, analysing returns, and making
award recommendations
– Contributing to bid strategy and pricing decisions at Director level
Post -Contract
– Managing subcontractor accounts from award through to final account —interim valuations,
variations, and payment notices
– Preparing and submitting client applications for payment in line with contract terms
– Identifying, valuing, and robustly submitting variations and compensation events under NEC &
JCT
– Producing CVRs and cost reports for Directors —clear, accurate, and on time
– Leading negotiations with clients and supply chain with confidence & professionalism
– Maintaining commercial registers, risk logs, and early warning notices where applicable
– Supporting site teams on commercial matters and attending site when required

WHAT YOU'LL NEED
Experience —essential:
– Proven full lifecycle QS experience —pre and post contract, from tender to final account
– Strong working knowledge of NEC and JCT contract forms
– Background in roofing, refurbishment, fit -out, or specialist contractor environments
– Demonstrable ability to manage subcontractor accounts and procurement end -to -end
– Experience preparing CVRs and presenting commercial performance directly to senior
stakeholders
– Confident, professional client -facing manner —you will negotiate directly with clients
– Self -sufficient and commercially astute —able to manage a project commercially with minimal
oversight
Qualifications:
A degree in Quantity Surveying or a related discipline is welcomed, as is MRICS chartered status or
active APC candidacy. That said, we place experience above letters —if you have the commercial
track record, we want to hear from you.
Security & Compliance:
– BPSS security clearance —existing clearance is highly desirable given the nature of some of
our client sites; all successful candidates will be required to undergo BPSS vetting as part of
onboarding
– Enhanced DBS check —a clear enhanced DBS certificate will be required prior to
commencement, or willingness to undergo one

– £60,000 –£75,000 per annum, dependent on experience

Pay: £55,000.00-£75,000.00 per year
