We are seeking an experienced and highly organised Senior Property Manager to oversee a residential property portfolio while providing operational support to a team of 4 Property Managers and 4 inhouse Maintenance Contractors. The successful candidate will be responsible for ensuring the efficient day-to-day management of properties, maintaining high levels of client and tenant satisfaction, supporting team performance, producing financial reports and spreadsheets, and ensuring maintenance operations are completed to a high standard and within required timeframes.
Key Responsibilities
Portfolio Management
- Manage a dedicated portfolio of residential/commercial properties.
- Conduct all duties associated with full-cycle property management.
- Maintain strong relationships with landlords, tenants, contractors, and stakeholders.
- Ensure properties are managed in accordance with legislation, company policies, and best practices.
- Oversee lease renewals, rent reviews, inspections, arrears management, and tenancy compliance.
- Handle escalated tenant and landlord issues professionally and efficiently.
- Prepare and maintain accurate property records and reports.
Team Leadership & Support
- Provide daily support, guidance, and mentoring to a team of 2 Property Managers for the Hulme office.
- Assist with workload management and prioritisation across the team.
- Monitor team performance and ensure service standards are consistently achieved.
- Support onboarding and training of new staff members.
- Act as a point of escalation for complex property management matters.
Maintenance Coordination
- Supervise and coordinate the activities of 4 in house Maintenance Contractors.
- Ensure maintenance requests are actioned promptly and cost-effectively.
- Monitor contractor performance, timelines, and quality of work.
- Obtain and review maintenance quotes and approvals.
- Ensure all maintenance work complies with safety and regulatory requirements.
Financial & Reporting Responsibilities
- Produce and maintain detailed financial spreadsheets and property reports.
- Monitor property income and expenditure across the portfolio.
- Assist with budgeting, forecasting, and financial analysis.
- Prepare landlord financial statements and reporting packs.
- Analyse data and provide recommendations to improve operational and financial performance.
- Maintain accurate records using Excel and property management software.
Compliance & Administration
- Ensure all properties remain compliant with relevant legislation and regulations.
- Conduct routine property inspections and compliance checks.
- Maintain accurate documentation and property management system records.
- Ensure company procedures and compliance standards are consistently followed.

- Respond to all enquiries as and when required.
- Ensure appointments are booked for the team as and when required.
- Cover office email account and responding to all emails and correspondences as and when required
- Ensure filing systems are maintained in an orderly manner. Scanning or copying all documentation to the shared drive.
Skills & Experience
- Minimum 5+ years’ experience in property management.
- Previous leadership or senior property management experience preferred.
- Strong knowledge of property legislation and industry best practices.
- Excellent communication, negotiation, and conflict-resolution skills.
- Proven ability to manage multiple priorities and deadlines.
- Strong organisational and problem-solving abilities.
- Experience managing contractors and maintenance coordination.
- Advanced Excel skills with experience producing financial spreadsheets and reports.
- Proficient in property management software and Microsoft Office Suite.
- Must hold a full UK driving licence and be willing to travel between properties.
- Must hold a Level 3 ARLA qualification (CELA) or be ARLA qualified (ARLA/MARLA).

Reporting StructureThis position reports directly to the Managing Director/Branch Manager and works closely with the broader property and maintenance teams.Employment Type

- Salary dependent on experience and qualifications
- Monday to Friday 9.20 to 6pm, Saturday 10-4. Working 5 days. 1 hour lunch, Monday to Fridays and 30 minutes on a Saturday
