DWP Housing Partnership is a well-established private landlord based in Bournemouth, managing a portfolio of over 3,000 properties across the region. As our business continues to grow, we're looking for an experienced and proactive Re-Let Maintenance Manager to lead our property turnaround operations and ensure our homes are ready to welcome new tenants to the highest standards.
This is an exciting opportunity for a motivated leader who enjoys combining operational management, property maintenance, and team development in a fast-paced environment.
As our Re-Let Maintenance Manager, you will take ownership of the entire void property process, ensuring homes are refurbished, compliant, and ready for occupation within agreed timescales.
Leading a team of approximately 35 operatives, you'll work closely with contractors, local authorities, and internal departments to drive quality, efficiency, and customer satisfaction throughout the re-let journey.
Reporting directly to the Head of Maintenance, you'll play a key role in maintaining operational excellence across our property portfolio.
Ensure all properties meet required compliance standards before handover, including:
Coordinate and manage contractors to achieve completion deadlines.
Arrange asbestos surveys and specialist inspections where required.
Monitor property readiness and ensure smooth handovers to new tenants.
Conduct pre-works and final property inspections.
Manage tenant expectations throughout the re-let process.
Handle tenant charges, deposit deductions, and dispute resolution.
Coordinate repairs and prioritise works to minimise void periods.
Support tenants with post-move-in maintenance concerns.
Lead, motivate, and develop a team of approximately 35 operatives.
Conduct performance reviews, appraisals, and ongoing coaching.
Manage workforce planning and resource allocation.
Oversee company fleet vehicles, maintenance schedules, and tracking.
Review contractor invoices and monitor expenditure against budgets.
Drive continuous improvements in efficiency and service delivery.
Ensure all works are completed in line with Health & Safety legislation and company policies.
Carry out regular site inspections to monitor quality and compliance.
Identify and escalate structural, regulatory, or safety concerns.
Promote a culture of safety, accountability, and high standards.
Maintain accurate and up-to-date property records.
Work closely with the Lettings Manager to coordinate property availability and move-in dates.
Build strong relationships with contractors, local councils, tenants, and internal teams.
We're looking for someone who is:
Experienced in property maintenance, housing, facilities management, or property management.
A confident and capable leader with experience managing operational teams.
Knowledgeable in property compliance, maintenance best practices, and Health & Safety requirements.
Highly organised with excellent problem-solving abilities.
Comfortable handling difficult conversations and resolving issues professionally.
Able to balance strategic oversight with a hands-on approach when required.
Committed to delivering high-quality service and achieving results.
In possession of a full UK driving licence.
This role combines office-based management with regular site visits across our property portfolio. While occasional physical activity may be required during inspections, the primary focus is on leadership, coordination, compliance, and operational delivery.
