Job Title: Senior Maintenance Technician
Location: Newcastle, Shieldfield
Department: Operations
Reports to: Operations Manager/Facilities Manager
At Abodus, we create student communities where people feel safe, supported and excited to live. Behind every great resident experience is a well-maintained, safe and fully functioning building — and that’s where our Maintenance Technicians play a vital role.
We're looking for an experienced and proactive Senior Maintenance Technician to play a key role in keeping our buildings safe, compliant and performing at their best.
This is a hands-on role with added leadership responsibility. You'll undertake the same day-to-day maintenance activities as our wider maintenance team, while acting as a trusted senior presence—supporting the City Facilities Manager/Operations Managers, mentoring colleagues and helping ensure consistently high standards across our buildings.
You'll be someone others can turn to for advice and support; someone who takes ownership, leads by example and enjoys helping others develop their skills.
If you're an experienced maintenance professional ready to take the next step into leadership while still staying hands-on, we'd love to hear from you.
What You'll Be Doing:
Keep our Buildings Safe and Performing
Support planned preventative maintenance (PPM) schedules.
Carry out planned and reactive maintenance across our properties.
Diagnose faults and complete repairs efficiently and to a high standard.
Undertake general repairs including plumbing, joinery, decorating and other maintenance activities within your competence.
Complete regular building, plant and equipment checks.
Identify and escalate health & safety, compliance and building risks.
Ensure all maintenance activities are completed safely and in accordance with company procedures.
Maintain accurate maintenance and compliance records.
Support emergency maintenance situations where required.
Work with specialist contractors where works fall outside the capabilities of the in-house team.
Help ensure our buildings remain safe, compliant and ready for our residents.
Lead, Support & Develop
Ensure the building is clean, safe and well presented at all times.
Act as a day-to-day point of support and guidance for Maintenance Operatives.
Coach and mentor colleagues, sharing your knowledge and experience.
Support the City Facilities Manager in maintaining high standards across the maintenance function.
Help coordinate and prioritise workloads to ensure maintenance requests are completed effectively.
Provide technical guidance and support with more complex maintenance issues.
Encourage ownership, accountability and a proactive approach across the team.
Help identify development and training opportunities within the maintenance team.
Support the induction and onboarding of new maintenance colleagues.
Step up and provide additional operational support to the City Facilities Manager when required.
Lead by example, demonstrating the standards and behaviours expected across the team.
Deliver Exceptional Resident Experience
Work alongside external contractors, ensuring work is completed safely and to expected standards.
Ensure maintenance requests are responded to professionally and completed within agreed service standards.
Communicate clearly with residents about works being undertaken in their rooms or communal areas.
Treat residents, their homes and belongings with care and respect.
Look for opportunities to resolve issues at first visit wherever possible.
Work closely with our Sales & Service teams to ensure residents receive a joined-up experience.
Take ownership of issues through to resolution rather than simply completing individual tasks.
Help ensure our buildings remain welcoming, comfortable and somewhere our residents are proud to call home.
Drive Operational Excellence
You'll work closely with the City Facilities Manager to continuously improve how we maintain our buildings.
You'll:
Help monitor outstanding maintenance tasks and support effective workload planning.
Identify recurring maintenance issues and recommend longer-term solutions.
Support planned preventative maintenance programmes.
Assist with contractor coordination and ensure works are completed to the required standard.
Help maintain appropriate stock levels, tools and equipment.
Support major operational periods including summer turnaround and student check-in.
Identify opportunities to improve efficiency, standards and ways of working.
Work collaboratively with colleagues across Operations and Facilities to deliver the best possible outcomes.
What We’re Looking For:
We're looking for an experienced maintenance professional who combines strong practical skills with a genuine passion for helping others succeed.
You’ll ideally have:
Proven experience within a maintenance or facilities environment.
Broad practical maintenance knowledge across multiple trades.
Experience within PBSA, BTR, residential property, hospitality or a similar environment would be advantageous.
Previous experience supporting, mentoring or leading colleagues.
Strong fault-finding and problem-solving skills.
A good understanding of health & safety and safe working practices.
Excellent organisation and prioritisation skills.
Strong communication and interpersonal skills.
The confidence to make decisions and use your own initiative.
A collaborative approach and willingness to share knowledge.
A positive, proactive and solutions-focused attitude.
A genuine commitment to delivering high standards.
Why You’ll Love It!:
This is the perfect opportunity if you love being hands-on but you're ready to take the next step in your career.
You'll still get the satisfaction of solving problems and seeing the difference your work makes every day, but you'll also have the opportunity to develop your leadership skills, mentor others and help shape how your team operates.
You'll work closely with the City Facilities Manager, giving you exposure to the wider facilities operation while becoming a trusted senior member of the team.
And because no two buildings—or days—are ever quite the same, there will always be a new challenge to tackle.
