Job overview:
The primary purpose of this role is to provide a reliable, full-time presence for the day-to-day maintenance, compliance and presentation of the estate and its associated properties.
The successful candidate will be the first point of contact for routine property and maintenance matters, proactively identifying issues, coordinating appropriate responses and ensuring that actions are followed through to completion. The role also includes acting as the estate’s out-of-hours emergency contact.
Property maintenance and urgent estate requirements will always take priority. When the maintenance workload permits, the role will provide practical support to the Head Gardener across the gardens, grounds and vineyard.

Responsibilities:
Be reliably present and contactable throughout contracted working hours, acting as the first point of contact for day-to-day estate maintenance matters and reporting through the nominated line manager.
Triage and respond promptly to breakdowns, leaks, alarms, service failures and other urgent defects, making areas safe and arranging specialist attendance where required.
Maintain a clear, current schedule of reported issues, planned works, outstanding actions and completion dates, and ensure that matters do not remain unresolved through lack of follow-up.
Escalate significant risks, service interruptions, cost implications or delays promptly to the nominated line manager, who will coordinate any wider reporting to the Employer and London office.
Act as the estate’s out-of-hours emergency contact. Emergency call-outs have historically been infrequent, but the estate requires a dependable standing arrangement and the postholder must be contactable outside normal working hours.
When contacted out of hours, acknowledge the call promptly, assess the issue remotely where appropriate, and attend the estate within 60 minutes where physical attendance is required. Typical incidents include loss of water supply, power or heating, flooding, borehole or pump failure, and security or fire alarm activation.
Provide appropriate notice of planned leave or other known periods of unavailability, and support the nominated line manager in arranging suitable maintenance and emergency cover.
Oversee the day-to-day maintenance, condition and presentation of the estate and associated properties to an exceptional standard.
Carry out regular inspections of buildings, plant, external areas and estate infrastructure, identifying defects before they become larger problems.
Develop, maintain and deliver a planned preventative maintenance (PPM) programme covering buildings, plant, equipment and key estate systems.
Take operational responsibility for the estate’s rural infrastructure, including the private water supply and borehole plant, pumps, drainage, wastewater treatment systems, irrigation, generators and standby supplies, and heating and fuel storage.
Maintain accurate asset, servicing, repair and inspection records, including warranties, manuals and relevant property information.
Coordinate routine repairs and small improvement works from initial diagnosis through quotation, access, completion and snagging.
Obtain and assess quotations, providing clear recommendations based on quality, value, suitability, programme and previous performance.
Source, appoint and manage contractors, suppliers and specialist service providers in accordance with agreed authority levels.
Supervise contractor attendance on site and monitor workmanship, conduct, health and safety, progress and compliance with the agreed scope.
Support the London office, consultants and project team with larger refurbishment and capital projects, including site access, local coordination, progress information and defect reporting. The postholder will not be expected to lead major capital projects unless this is separately agreed.
Take operational handover of completed projects and major works, ensuring that O&M manuals, warranties, certificates, asset information, servicing requirements, spares and outstanding defects are transferred into the estate records and planned-maintenance programme.
Build and maintain a dependable network of trusted local contractors and suppliers, including suitable emergency contacts.
Experience required
Demonstrable experience in estate, property, facilities or building maintenance, including examples of taking issues from initial report through diagnosis, action and confirmed completion.
Strong practical ability and fault-finding skills, together with sound judgement about when specialist support is required.
A demonstrable record of coordinating contractors, maintaining planned-maintenance programmes and keeping accurate compliance and asset records.
Evidence of dependable attendance, prompt communication and effective prioritisation in previous roles, supported by satisfactory employment references.
Willingness and practical ability to act as the estate’s out-of-hours emergency contact, and to reach the estate within 60 minutes when required, whether through proximity to the estate or another dependable arrangement.
Comfortable undertaking physical work outdoors in varied weather and supporting garden and vineyard activities when required.
Competent with email, basic spreadsheets and digital record-keeping.
Full UK driving licence and ability to travel as required between estate properties.
PA1 and the relevant PA6 pesticide-application qualification, or willingness and ability to obtain them through employer-funded training before undertaking any pesticide application as part of the role.
Existing right to work in the United Kingdom.
