HHSRS Assessor — 32-Flat Residential Project, London
About the Role
We're looking for a fully qualified Housing Health and Safety Rating System (HHSRS) Assessor to carry out comprehensive risk assessments across two residential developments in London, totalling 32 self-contained flats.
The successful candidate will have hands-on experience identifying, scoring, and documenting Section 9 (Housing Act 2004) hazards, and will produce clear, audit-ready compliance reports that landlords, agents, or local authorities can act on directly.
Key Responsibilities
- Carry out full, independent HHSRS physical inspections across all 32 flats and associated common areas
- Assess and score Category 1 and Category 2 hazards using the statutory HHSRS methodology
- Identify structural deficiencies, damp and mould, fire safety hazards, electrical risks, and other tenant safety concerns
- Produce a detailed, professional report per property, including hazard ratings, photographic evidence, and recommended remedial actions
- Ensure all inspections and reports comply with current UK housing standards and local authority requirements
Essential Qualifications & Credentials
- Certified HHSRS Practitioner — Certificate of Competence in applying HHSRS (e.g. DASH Services, RHE Global, or CIEH-accredited training)
- Professional membership with a relevant body (CIEH, RICS, CABE, or CIH) strongly preferred
- Insurance — valid Professional Indemnity (£1M–£2M minimum) and Public Liability cover
Experience & Skills
- Demonstrable track record delivering HHSRS assessments on multi-unit residential blocks, HMOs, or PRS properties in London
- Strong working knowledge of the Housing Act 2004 (Part 1), the Homes (Fitness for Human Habitation) Act 2018, and current HHSRS/Awaab's Law guidance
- Able to work efficiently across multiple units and deliver completed reports to an agreed timeframe
- Right to work in the UK, with ability to travel across London for site visits
