ABM is currently recruiting for a Full Time Permanent Facility Maintenance Technician for an immediate start in Derry.
Key Responsibilities:
Service Provision
- Respond to low-risk facilities helpdesk support requests.
- Carry out minor facilities maintenance tasks and first-line repairs across offices, welfare areas, corridors, external areas and agreed operational spaces.
- Repair or replace broken or damaged sanitary ware, washroom fittings, signage and fixtures.
- Complete routine toilet and welfare inspections, including checks on hand dryers, paper dispensers, cubicle doors, locks, taps, mirrors and general condition.
- Support scheduled legionella flushing activities and complete the required records.
- Carry out basic emergency lighting checks where trained and authorised, recording results and reporting any faults.
- Complete internal and external lighting checks, reporting defects and replacing like-for-like lamps where safe and authorised.
- Support minor building fabric tasks such as patch painting, replacing ceiling tiles, fixing noticeboards, shelving, signage, door furniture and general fittings.
- Assist with external site checks, including lighting, footpaths, car parks, drains, gullies, signage, litter, leaves and general presentation.
- Clearance of blocked domestic waste and sewage drains within the building.
- Assist with plantroom housekeeping, storage organisation and general 5S housekeeping activities.
- Support office moves, furniture assembly, meeting room setups, porterage and movement of non-hazardous materials.
- Support Onsite Facilities Sustaining, Engineers and approved contractors with access, area setup, barriers, signage.
- Maintain basic stock of agreed consumables and minor repair items.
- Record completed tasks, defects, checks and escalations through the agreed site process.
- Always Work safely in line with ABM and client site procedures, risk assessments, method statements and permit requirements.
Role Boundaries- Not in scope
The role is intended for minor, low-risk facilities support tasks. Specialist or higher-risk work must be escalated to a Onsite Facilities Engineer or approved contractor.
This includes, but is not limited to:
- Live electrical work or fixed wiring.
- Mechanical plant repairs.
- Fire alarm, fire door or fire stopping works.
- Confined space work.
- Hazardous chemical spills.
- Asbestos-related concerns.
- Production or process equipment maintenance.
- Any task requiring specialist certification, authorisation or trade competence
Skills and Experience
Essential Criteria:
- Relevant trade background or practical maintenance experience, e.g. electrical, plumbing, joinery, mechanical, building fabric or site services.
- Previous experience in a facilities maintenance technician, caretaker, maintenance assistant, industrial cleaning or site services role would be beneficial.
- Forklift Truck and MEWP licence/site authorisation, or willingness and ability to complete training to achieve these requirements. Training will be provided where required.
- Practical hands-on approach with basic repair and maintenance skills.
- Able to use basic hand tools safely.
- Good attention to detail and ability to identify defects.
- Able to follow site procedures and work safely in a manufacturing environment.
- Good communication skills and a professional approach with client staff, Onsite Facilities Engineers, contractors and colleagues.
- Able to record completed work and escalate issues appropriately.
- Flexible approach and willingness to support both hard and soft facilities services.
- Note: The successful candidate will be required to complete all mandatory company and site-specific training, including site induction, manual handling, COSHH awareness, work at height and ladder safety, Legionella flushing procedures, emergency lighting check procedures, basic fire safety awareness, permit-to-work awareness, helpdesk or CAFM system training, Forklift Truck and MEWP training/site authorisation where required, and cleanroom or controlled area awareness training where applicable. Additional training may be required to meet client and business needs.
Desirable Criteria:
- Existing valid Forklift Truck and/or MEWP licence/certification would be advantageous.
- Strong communication and interpersonal skills with the ability to build positive working relationships.

- Able to communicate information clearly and professionally.
- Good attention to detail and problem-solving ability.
- Ability to manage multiple tasks and prioritise workload effectively.
