Salary: £30,000–£35,000 per annum, dependent on experience + OTE
Holiday: 21 days annual leave + Bank Holidays + your birthday off
Saturday Working: Saturday working is required as part of the role
The Role
We are looking for an experienced, driven and highly organised Head of Lettings & Property Management to lead the day-to-day operation of our lettings and property management department.
This is a senior, hands-on position for someone who understands the complete lettings journey — from bringing a property to market and securing the right tenant, through to managing the tenancy, landlord relationship, maintenance, compliance and eventual move-out.
You will take overall responsibility for the performance, organisation and standards of the department, ensuring our landlords and tenants receive an excellent service while making sure the team operates efficiently and compliantly.
We are looking for someone who can take ownership of the department, lead the team and continually improve the way we operate.
Key Responsibilities
Your responsibilities will include:
- Overseeing the day-to-day running of the lettings and property management department
- Managing, supporting and developing the lettings and property management team
- Ensuring properties are marketed effectively and void periods are kept to a minimum
- Overseeing new tenancy applications, referencing, move-ins and tenancy documentation
- Managing landlord and tenant relationships and dealing with escalated queries
- Overseeing maintenance and ensuring repairs are handled efficiently and cost-effectively
- Ensuring all managed properties remain compliant with current legislation
- Monitoring rent arrears and ensuring appropriate action is taken
- Overseeing tenancy renewals, rent reviews, notices, check-outs and deposit matters
- Ensuring landlords receive regular communication and a consistently high standard of service
- Monitoring team workloads, standards and performance
- Implementing and improving internal processes and procedures
- Ensuring our CRM and property management systems are kept accurate and up to date
- Supporting the continued growth of the managed portfolio and retention of existing landlords
- Handling more complex tenancy and property management matters when required
- Keeping up to date with changes in lettings legislation and ensuring these are implemented across the business
- Reporting to the Directors on departmental performance, issues and opportunities for improvement
What We're Looking For
The successful candidate will ideally have:
- Strong previous experience within residential lettings and property management
- Experience managing or supervising a lettings/property management team
- A thorough understanding of the complete tenancy lifecycle
- Strong knowledge of current lettings legislation and compliance requirements
- Excellent communication and customer service skills
- Confidence dealing with landlords, tenants, contractors and third parties
- The ability to deal calmly and professionally with difficult or complex situations
- Excellent organisation and time-management skills
- A proactive approach to problem solving
- Strong attention to detail
- The ability to prioritise and manage a busy workload
- A commercial mindset and an understanding of what makes a successful lettings business
- A genuine sense of ownership and accountability
Previous experience in a Lettings Manager, Branch Manager, Senior Property Manager, Head of Property Management or similar senior lettings role would be particularly relevant.
The Person
This role would suit someone who has spent several years working within lettings and is ready to take genuine responsibility for a department.
We are looking for someone who doesn't simply wait for tasks to be given to them. We want someone who can identify problems, make decisions, support their team and ensure things get done.
You'll need to be equally comfortable dealing with a landlord, resolving a difficult tenancy issue, supporting a member of staff or reviewing how a process could be improved.
Ultimately, you'll be responsible for ensuring the department is organised, compliant, commercially successful and delivering an excellent service.
Hours & Benefits
