Site Manager - New Build Residential Development
Location: Chiddingfold, Surrey
Are you an experienced Site Manager with a proven background in new build residential housebuilding? Do you take pride in delivering exceptional quality homes safely, on programme and to the highest standards?

As a privately owned, multi-award-winning regional housebuilder, we're looking for an experienced Residential Site Manager to lead the delivery of Queens Mead, an exclusive development of 78 premium new homes in Chiddingfold, Surrey.
This is an excellent opportunity for an ambitious Senior Site Manager who enjoys taking ownership of a development from groundworks through to final handover, working alongside an experienced Construction Director and delivering homes that set the benchmark for quality.
About the Development
Queens Mead is an exclusive collection of 78 new build homes, comprising:
- 1 to 5 bedroom homes
- High specification finishes
- Traditional build
- Designed in-house by Shanly Homes' architectural team

The Role
Reporting to the Production Director, you'll take full responsibility for managing this residential housing development, ensuring the site is delivered safely, efficiently and to programme.
Your responsibilities will include:
Site Management
- Managing the day-to-day operation of a live residential construction site
- Leading subcontractors, direct labour and suppliers
- Coordinating all site activities from groundworks through to completion
- Maintaining excellent site organisation and housekeeping
Programme Delivery
- Delivering the build programme on time
- Identifying and resolving construction issues quickly
- Monitoring progress against programme
- Driving productivity whilst maintaining exceptional quality
Quality
- Delivering premium quality new homes that exceed customer expectations
- Working closely with our Quality Control team
- Managing snagging and defect prevention
- Ensuring NHBC standards are achieved throughout the build
Health & Safety
- Leading a positive Health & Safety culture
- Ensuring full compliance with HSE legislation
- Managing RAMS and site inspections
- Maintaining safe working practices across all trades
Team Leadership
- Managing assistant site staff and subcontractors
- Providing clear leadership and direction
- Building strong working relationships with internal departments
- Creating a positive and professional site culture
Customer Focus
Working closely with our Sales and Customer Service teams to support:
- Customer choices
- Home demonstrations
- Legal completions
- Handover inspections
- Customer satisfaction
What We're Looking For
We're seeking an experienced Site Manager with a strong background in new build residential construction.
You'll have:
- Proven experience as a Site Manager within a UK residential housebuilder
- Experience delivering new build housing developments from start to finish
- Excellent knowledge of residential construction methods
- Strong understanding of NHBC standards and quality processes
- Experience managing subcontractors and site programmes
- Excellent leadership and communication skills
- The ability to read and interpret construction drawings
- A proactive approach with exceptional attention to detail
Essential Qualifications
- SMSTS
- First Aid at Work
- CSCS Card
- NVQ Level 5/6 in Construction Management (or equivalent)
- Strong knowledge of current Health & Safety legislation
