Overview
We are looking for a reliable, skilled and customer-focused Property Maintenance Operative to join our growing property management team.
You'll be responsible for carrying out general maintenance, repairs and property inspections across our portfolio of residential properties. No two days are the same, so we're looking for someone who enjoys problem-solving, takes pride in their work and can work independently while delivering excellent service to our tenants and landlords.
This is a mobile role, so you'll be travelling between properties throughout the day.
Responsibilities
- Carry out general property repairs and maintenance.
- Diagnose and resolve maintenance issues efficiently.
- Complete basic plumbing repairs, including leaks, taps, toilets and pipework.
- Undertake basic electrical work such as replacing sockets, switches and light fittings (within qualifications).
- Carry out carpentry repairs including doors, locks, skirting boards and kitchen units.
- Complete decorating tasks including filling, painting and making good following repairs.
- Perform basic tiling, flooring and silicone replacement.
- Repair fencing, gates and other external property features where required.
- Respond to reactive maintenance requests and emergency call-outs when necessary.
- Conduct routine property inspections and identify maintenance issues before they become larger problems.
- Liaise professionally with tenants, landlords and contractors.
- Keep accurate records of completed works, materials used and photographs where required.
- Ensure all work is completed safely and in line with current health and safety regulations.
Essential Requirements
- Previous experience in residential property maintenance, facilities maintenance or a similar handyman/multi-trade role.
- Good all-round knowledge of plumbing, carpentry, decorating and general building maintenance.
- Ability to diagnose faults and complete repairs to a high standard.
- Excellent problem-solving skills and attention to detail.
- Friendly, professional and customer-focused approach.
- Ability to work independently and manage your own workload.
- Full UK driving licence.
- Right to work in the UK.
Desirable
- Experience in lettings or residential property maintenance.
- Basic electrical qualifications or experience.
- Plumbing qualifications or experience.
- Relevant trade qualifications (City & Guilds, NVQ or equivalent).
- DBS check (or willingness to obtain one).
