General Maintenance Operative – Windows, Doors & Locks
Salary: £30,000–£35,000 per annum, depending on experience
Employment: Full-time, Permanent
Working Hours: Monday–Friday, with occasional additional hours depending on business requirements

About the Role
We are looking for an experienced and reliable General Maintenance Operative to join our growing property maintenance company.
The successful candidate will have strong practical maintenance skills, with particular experience and interest in windows, doors, locks and associated hardware.
This is a hands-on role involving reactive maintenance, repairs and planned works across residential and/or commercial properties. You will be expected to work independently, diagnose problems, carry out repairs to a high standard and provide a professional service to customers and clients.
The ideal candidate will be someone who takes pride in their work, has excellent attention to detail and is confident dealing directly with customers and property managers.
Key Responsibilities
- Diagnose and repair faults with doors, windows and locking mechanisms.
- Repair and replace door and window locks, cylinders, handles and associated hardware.
- Work with UPVC, aluminium and timber doors and windows.
- Repair and replace multipoint locking mechanisms.
- Carry out door and window adjustments and alignment.
- Replace hinges, handles, stays, restrictors and other hardware.
- Carry out general property maintenance and minor repairs.
- Undertake reactive maintenance call-outs.
- Complete planned maintenance and repair works.
- Identify additional maintenance issues and report them where appropriate.
- Work safely and professionally within occupied properties.
- Maintain good communication with customers, tenants, landlords and property managers.
- Take photographs and provide clear information regarding completed works.
- Keep the company vehicle, tools and equipment clean, organised and maintained.
- Complete job sheets and relevant paperwork accurately.
- Ensure all work is completed to company standards and within agreed timescales.
- Represent the company professionally at all times.
General Maintenance Duties
Although the main focus of the role will be windows, doors and locks, the successful candidate should be comfortable carrying out a range of general maintenance tasks, including:
- Basic carpentry and joinery.
- Door repairs and adjustments.
- Silicone/sealant work.
- Minor plastering and making good.
- Decorating.
- General property repairs.
- Basic plumbing and maintenance where competent.
- Furniture, fixtures and fittings.
- General remedial works.
You will not be expected to be an expert in every trade, but a broad practical skill set would be highly advantageous.
The Ideal Candidate

- Experienced in property maintenance, facilities maintenance, window/door repairs, locksmithing or a similar trade.
- Confident diagnosing problems and finding practical solutions.
- Comfortable working independently without constant supervision.
- Mechanically minded and technically competent.
- Able to work to a high standard.
- Reliable, punctual and well organised.
- Professional and polite when dealing with customers.
- Comfortable using hand and power tools.
- Able to manage multiple jobs during the working day.

- Presentable and able to represent the company professionally.
- A good communicator.
- Willing to undertake a variety of maintenance work when required.
Essential Requirements
- Previous experience in property maintenance or a related trade.
- Good practical and problem-solving skills.
- Experience working with doors, windows, locks or associated hardware.
- Full Clean UK driving licence.
- Ability to work independently.
- Good communication skills.
- Right to work in the UK.
Desirable Experience
Experience in any of the following would be advantageous:
- UPVC window and door repairs.
- Multipoint locking systems.
- Locksmithing.
- Window fitting.
- Door installation and repair.
- Facilities/property maintenance.
- Social housing maintenance.
- Planned and reactive maintenance.
- Commercial property maintenance.
- Basic carpentry/joinery.
