Job Overview
We are looking for a reliable and multi-skilled Residential & Communal Areas Maintenance Technician to join our building management team. The ideal candidate will take responsibility for the safe upkeep, repair, and general condition of residential apartments, communal areas, and shared building systems. This role requires a practical, proactive individual with good all-round maintenance skills, strong problem-solving ability, and a customer-focused approach when dealing with residents, site teams, and contractors.
Key Responsibilities
- Carry out day-to-day repairs and planned maintenance within apartments, corridors, plant rooms, and communal spaces.
- Undertake general building fabric repairs including basic plumbing, joinery, plaster patching, tiling, painting, and door/ironmongery adjustments.
- Support electrical safety by replacing lamps, checking fittings, and reporting faults (no live electrical work required unless qualified).
- Identify and resolve common maintenance issues (e.g., ventilation faults, leaks, blockages, door closures, minor heating issues).
- Conduct inspections of communal areas, fire doors, emergency lighting, and general H&S items, raising follow-up actions where required.
- Assist with small works projects, refurbishments, and turnover/void works.
- Maintain accurate records using the building’s maintenance management system (logging jobs, updates, completion notes, and photos).
- Liaise with residents, contractors, and onsite staff to ensure works are completed safely and with minimal disruption.
- Ensure compliance with site H&S procedures and always use appropriate PPE.
- Escalate any serious defects, structural concerns, or compliance risks to the Building Manager and senior team promptly.
- Occasionally support key handovers, basic appliance checks, and general building operations.
Experience & Skills Required
- Previous experience in residential property maintenance, facilities management, PBSA, BTR, or a similar hands-on building maintenance role.
- Good practical skills across several trades (carpentry, basic electrics, plumbing, decorating, and general repairs).
- Strong fault-finding ability and confidence diagnosing common building issues.
- Experience working in occupied buildings and providing polite, professional customer service.
- Ability to read simple drawings, follow method statements, and work safely under risk assessments.
- Competent use of smartphones/tablets to manage work orders and upload job updates.
- A proactive attitude — able to work independently, prioritise tasks, and take ownership of follow-through.

Job Type: Full-time
Pay: £26,000.00-£30,000.00 per year
