Overview
We are seeking an experienced and highly organised Contracts Manager specialising in General Works to oversee and coordinate construction projects from inception to completion. The successful candidate will be responsible for the successful planning and execution of the site activities for our general works team . This role offers an excellent opportunity for a proactive professional with strong leadership and communication skills to contribute to the successful delivery of diverse construction projects.
Main Role Responsibilities (Include but not limited to):
- Compliance with Drayton Windows health, safety, environmental and quality standards.
- Compliance with our Clients health, safety, environmental and quality standards
- Responsible for preparing & reviewing RAMS and lift plans for general works site activities ensuring they are being complied with onsite. This should include site visits to ensure they are suitable and site specific.
- Ensure all sub-contract labour working on site have completed the DW pre-qualification process and that the labour working on the project is suitably qualified and competent.
- Ensure qualified and competent supervision is always on-site.
- Where required arrange product specific training for our installers e.g Siderise training.
- Implementation and management of the project’s quality control procedures – ITP’s, quality plan and inspection check sheets.
- Familiarise yourself with the contractual obligations of each project and ensure they are successfully delivered upon.
- Once the project is nearing start on-site you will act as the main point of contact for our client always providing clear lines of communication.
- Responsible for programming and co-ordinating the site installation activities ensuring they are properly planned and executed.
- Properly recording and reporting progress and delays.
- Engage with and provide support to the design & pre-construction team during the pre-con stages especially in relation to buildability, sequence, timings, risks and issues.
- Managing, co-ordinating and chasing sub-contractors and suppliers.
- Attend client meetings as required. Pre-start, progress etc.
- Review, prepare and issue site pack information – Drawings – installation guides, tech info.
- Arrange material deliveries to site ensuring the factory and suppliers are aware of any site-specific requirements and unloading methods.
- Manage the projects plant requirements.
- Carryout regular site visits to check safe working methods, quality checks, progress, etc and to meet with clients and our sub-contractors in order to build strong working relationships.
- Carryout regular visiting manager inspections during all site visits.
- Working closely with the QS you are responsible for ensuring installation tender enquiries are sent out in good time, best value is achieved, and orders are placed ahead of time.
- Identifying and reporting variations ensuring support is provided to the QS on commercial matters.
- Support the QS with sub-contractor variations as required.
- Be commercially aware continually seeking best value.
- Manage the snagging, defects and aftercare ensuring these are closed out in a timely & cost-effective manner.
- Manage and facilitate the preparation of the projects O&M manual (with support from the wider team).
- Manage defects and aftercare in a timely cost-effective manner.
- Manage the installation managers workload and diary.
- Motivate other team members and seek high levels of operational performance at all times .
