The Role
We are seeking an experienced Facilities / Fabric Project Manager to join our growing team. This is an excellent opportunity for a motivated individual who enjoys a hands-on approach to project delivery, combining project management responsibilities with regular site involvement.
The successful candidate will manage refurbishment, maintenance, reactive repair, planned works, and void property projects across the East Midlands regions. You will be responsible for delivering projects from inception through to completion, ensuring works are completed safely, on time, within budget, and to the highest standards.
Working closely with clients, subcontractors, suppliers, residents, and internal operational teams, you will play a key role in maintaining strong customer relationships while ensuring exceptional service delivery.
Key Responsibilities
- Manage refurbishment, fabric maintenance, repair, and void property projects from start to finish.
- Coordinate multiple projects simultaneously across various sites.
- Plan and programme works to ensure project deadlines are achieved.
- Conduct site surveys, inspections, and project assessments.
- Manage subcontractors, suppliers, and direct labour teams.
- Ensure all works comply with health and safety legislation and company procedures.
- Carry out quality inspections, snagging, and final handovers.
- Monitor project costs, budgets, and variations.
- Produce project reports and maintain accurate documentation.
- Attend client meetings and provide regular project updates.
- Resolve site issues and implement corrective actions where required.
- Ensure excellent customer service and resident liaison throughout project delivery.
- Identify opportunities for process improvements and operational efficiencies.
- Support business growth through maintaining strong client relationships.
Essential Requirements
- Previous experience as a Project Manager, Contracts Manager, Facilities Manager, Fabric Manager, or similar role.
- Proven experience delivering refurbishment, maintenance, facilities management, social housing, or property services projects.
- Experience managing subcontractors and multiple concurrent projects.
- Strong knowledge of health and safety legislation and contractor management.
- Excellent organisational and communication skills.
- Ability to manage budgets and project programmes effectively.
- Competent in Microsoft Office and project reporting systems.
- Full UK Driving Licence.
Desirable Requirements
- SMSTS or SSSTS qualification.
- IOSH Managing Safely or NEBOSH certification.
- Experience within social housing, local authority, healthcare, education, or commercial FM environments.
- Trade background in construction, maintenance, or building services.
- First Aid qualification.
- Experience managing planned and reactive maintenance contracts.
- High attention to detail and quality standards.
- Flexible and adaptable to changing priorities.
- Hands-on approach with a willingness to support site teams when required.
