About the Role
Fab Real Estate is a rapidly growing property company which builds and manages its own extensive portfolio of residential and commercial property. This well-established business is now recruiting a Property Manager to join our property management team to provide cover during a maternity-related absence.
You will be based at our offices in Archway, N19 and the role includes regular travel to our portfolio across North London, Herts, South Bucks and Hillingdon.
We're looking for a confident, organised, and adaptable individual. This is a genuinely varied role at the heart of our property operations - no two days look quite the same. You'll get exposure to property management, lettings, compliance, tenant relations, and direct executive support.
You'll be trusted with real responsibility from day one, working closely with our Manager and wider team, while also having the independence to manage your own schedule and priorities across multiple sites.
We're looking for someone with prior experience in residential property management or lettings (ideally 2–3+ years), giving you a working understanding of how tenancies, compliance, and day-to-day property operations function.
Principal Duties and Responsibilities
Portfolio Oversight & Performance
- Work closely with the lettings team to maintain strong occupancy.
- Monitor rental market trends and adjust pricing strategy to maximise occupancy and returns
Property & Key Management
- Take ownership of our key management system, ensuring complete accuracy across the portfolio
- Ensure keys are always in the right place at the right time for move-ins, contractor visits, and viewings
- Coordinate check-outs and inventories, and carry out meter readings as required
- Collect and manage mail across the portfolio
- Conduct quarterly property inspections, identifying and flagging potential issues
- Maintain high standards of tenant satisfaction, acting as a direct point of contact to resolve issues, including those escalated by the support team
Lettings & Tenant Administration
- Conduct property viewings when required
- Capture high-quality photos and videos of properties for marketing when required
- Verify receipt of holding deposits
- Process the return of deposits at the end of tenancies
- Represent the business at licensing inspections and manage licensing applications
- Ensure compliance requirements are met ahead of every inspection
Maintenance & Contractor Relationships
- Oversee property maintenance, coordinating repairs and approving contractor invoices
- Build strong relationships with contractors, attending site visits and sourcing quotations for works
- Manage scheduled payments to viewing agents and contractors
Executive Support
- Act as a trusted representative at meetings on the Manager's behalf
- Keep the Manager informed with timely, well-judged project updates
Key Requirements
- A full, valid UK driving licence and access to a personal vehicle is essential, as the role involves regular travel between our Archway office and properties in North London, Herts, South Bucks and Hillingdon.
- Previous experience in residential property management or lettings (2-3+ years)
- Understanding of tenancy processes
- Confident communicator with good interpersonal skills
- Ability to work independently across multiple locations
- Proficient with G-Suite and property management software
- Proactive, hands-on attitude
- Excellent organisational skills and close attention to detail
- Strong written and verbal communication skills, with confidence liaising with contractors, tenants, and viewing agents
- Sound general administrative and IT skills
- A high degree of discretion and reliability, given the responsibility for property access and key management

Pay: £30,000.00-£35,000.00 per year
