About the Role
We are looking for an experienced and motivated Site Manager to take responsibility for the successful day-to-day delivery of high-quality residential housing developments across Inverness-shire.
This is an excellent opportunity for an established Site Manager who takes pride in delivering exceptional homes, maintaining the highest standards of health and safety, and creating a positive, well-managed site environment.
You will take ownership of developments from commencement through to completion, ensuring projects are delivered safely, on programme, within budget and to an exceptional standard of quality. You will also play an important role in the customer journey, working closely with internal teams to ensure homes are completed and handed over to the highest possible standard.
Key Responsibilities
- Take full responsibility for the day-to-day management and successful delivery of residential developments from commencement through to completion.
- Ensure projects are delivered safely, on programme, within budget and in accordance with required quality standards.
- Lead, motivate and develop site teams, including Assistant Site Managers and Trainee Site Managers.
- Coordinate and manage subcontractors and trades, ensuring work is completed safely, efficiently and to specification.
- Maintain consistently high standards of health, safety and environmental compliance across the development.
- Ensure site inductions, inspections, accident reporting and all relevant compliance documentation are completed and maintained accurately.
- Monitor build progress, identify potential issues early and take proactive action to keep developments on programme.
- Work closely with Commercial, Procurement and Construction Management teams to effectively manage costs, budgets, materials and programme requirements.
- Provide clear, accurate and timely progress updates to senior management.
- Collaborate with the Sales team to deliver an excellent customer experience, including pre-handover inspections and the successful handover of completed homes.
- Ensure all homes are delivered in accordance with NHBC standards, Building Regulations and company procedures.
- Maintain strong working relationships with internal departments, subcontractors, suppliers, clients and other external stakeholders.
- Promote a professional, collaborative and proactive culture across the site, setting high standards for the wider team.
About You
To be successful in this role, you will ideally have:
- Proven experience as a Site Manager within residential housebuilding.
- A strong track record of successfully delivering housing developments to programme and quality standards.
- Excellent knowledge of current Building Regulations, NHBC requirements and Health & Safety legislation.
- A valid CSCS card and recognised Site Management qualification, such as SMSTS or equivalent.
- Strong planning, organisation and coordination skills, with the ability to manage multiple priorities effectively.
- Experience managing subcontractors, trades, budgets and construction programmes.
- Confident leadership skills with the ability to motivate teams and maintain high standards on site.
- Excellent communication and relationship-building skills.
- The ability to work independently while collaborating effectively with wider construction, commercial and sales teams.
- A customer-focused approach and genuine commitment to delivering high-quality homes.
- A professional, reliable and proactive approach with a strong work ethic.
