JOB PURPOSE
The Works Manager is responsible for the day-to-day management, coordination and delivery of property maintenance and refurbishment works, predominantly across licensed premises including pubs, bars, restaurants, hotels and hospitality venues.
The role is responsible for ensuring that all works are delivered safely, efficiently, on time, within budget and to the required quality standard, while maintaining excellent communication with clients, licensees, suppliers, subcontractors and the company's operational team.
The Works Manager will act as the key link between the office, workforce, subcontractors and customers, ensuring that jobs are properly planned, resourced and completed with minimal disruption to the client's business.
KEY RESPONSIBILITIES
1. Works Planning & Management
Plan and coordinate maintenance, reactive repairs and refurbishment projects.
Review incoming works and determine the labour, materials, plant and subcontractors required.
Allocate work to employees and subcontractors.
Ensure jobs are scheduled efficiently and completed within agreed timescales.
Monitor progress against programme and identify potential delays at an early stage.
Coordinate multiple jobs across different licensed premises.
Ensure emergency and reactive maintenance requests are dealt with promptly.
Arrange out-of-hours and emergency works where required.
Ensure premises remain operational wherever reasonably possible during works.
REQUIRED SKILLS & EXPERIENCE
Previous experience in property maintenance, construction, facilities management or a related industry.
Strong understanding of building maintenance and refurbishment.
Experience managing tradespeople and subcontractors.
Good organisational and planning skills.
Ability to manage multiple jobs simultaneously.
Good understanding of health and safety requirements.
Ability to communicate effectively with clients and site personnel.
Ability to work under pressure and respond to urgent situations.
Full UK driving licence.
DESIRABLE QUALIFICATIONS & EXPERIENCE
Experience working within pubs, bars, restaurants, hotels or other licensed premises.
Previous experience in a Works Manager, Contracts Manager, Site Manager or Operations role.
Relevant construction qualifications.
SSSTS/SMSTS.
IOSH or equivalent health and safety qualification.
CSCS.
First Aid.
Asbestos Awareness.
Manual Handling.
Working at Height.
COSHH awareness.
Experience working under CDM Regulations 2015
