Property Investment Analyst (Deal Underwriting)

We're hiring a professional sceptic.
Real Property Scotland buys and sells millions of pounds of property every month and presents investment deals to a private client base that trusts us with serious money. Your job: make sure every single number, claim and assumption in those deals is true before an investor ever sees it.
What you'll do
Every deal our sales team agrees lands on your desk before it goes anywhere near a client. You'll pull the sold-price comparables and check the valuation stacks up. You'll cross-check the refurb estimate against the field inspection. You'll verify the rent figures against real market evidence, chase the tenancy paperwork, reconcile the home report, and hunt down anything that doesn't smell right. Then you'll build the deal presentation — our house format, clean and evidence-backed — knowing an experienced investor will read it and try to poke holes. Your name is on the pack. Nothing goes out that you wouldn't stake your own judgement on.
You'll have real authority: if the evidence isn't there, the deal waits — no matter who's chasing it. If you enjoy being the person who asks, "prove it," you'll enjoy this job. Include the word magnifying in the first line of your application so we know you read this properly.
Who this role suits
People who read the footnotes. Backgrounds we rate are lettings or property management, surveying, legal/paralegal, mortgage or finance case handling, audit, data analysis.
Property investment knowledge is a bonus, not a requirement — we'll train the property; we can't train the temperament.
Pay and progression
£28k–£35k depending on experience, quarterly bonus tied to pack accuracy and turnaround, and a genuine path into senior investment analysis as our portfolio (350+ properties and growing) scales.
