Keating Estates is an established and growing independent South London estate agency. We have been part of the local community for over 20 years, providing a personal, fair and friendly service across Herne Hill, Brixton, Clapham and Balham.
We are now looking for an experienced and ambitious Lettings Manager to lead the day-to-day operation of our lettings department from our Herne Hill branch.
The role
You will take ownership of the lettings department, manage and develop the team, maintain strong relationships with existing landlords, and help grow our property portfolio.
This is a hands-on leadership and business-development role for someone who understands the South London lettings market and can deliver excellent results while maintaining high standards of customer service and compliance.
Key responsibilities
- Lead the day-to-day operation of the lettings department.
- Manage, motivate and develop the lettings team.
- Set clear objectives and help team members achieve their targets.
- Grow the portfolio by winning new landlord instructions.
- Maintain and strengthen relationships with existing landlords.
- Conduct market appraisals and rental valuations.
- Oversee property marketing and ensure listings are presented effectively.
- Negotiate offers and agree successful lettings deals.
- Monitor performance, pipelines and departmental targets.
- Ensure all activity complies with current lettings legislation and company procedures.
- Deliver an excellent experience for landlords, tenants and applicants.
- Support the continued growth of Keating Estates across Herne Hill, Brixton, Clapham and Balham.
About you
The successful candidate will have:
- Significant experience in residential lettings.
- Previous experience managing or leading a lettings team.
- A proven record of winning instructions and growing a property portfolio.
- Strong valuation and negotiation skills.
- Excellent knowledge of lettings compliance and legislation.
- Strong commercial awareness and a results-focused approach.
- Excellent communication and relationship-management skills.
- The ability to lead by example in a busy office environment.
- Good knowledge of the South London property market.

- OTE of £80,000–£120,000.
