About the Role
Caswell's Maintenance Services Ltd is looking for an experienced Project Manager to join our growing projects team, delivering high-quality commercial, retail, refurbishment and fit-out projects for established clients across the UK.
We are looking for someone with proven retail fit-out experience who understands that successful project management is about much more than attending meetings and forwarding emails. You will take full ownership of your projects from initial scoping and pre-construction through to completion and handover.
Working closely with clients, commercial teams, procurement, designers, site teams, subcontractors and suppliers, you will be responsible for ensuring projects are delivered safely, on time, within budget and to the highest quality standards.
This is a hands-on role requiring strong organisation, commercial awareness, leadership and practical construction knowledge, together with the ability to identify issues early and act without constant direction.
Key Responsibilities
- Manage multiple retail and commercial fit-out projects from pre-construction / handover through to completion and final close-out.
- Take full ownership of project delivery, programme, costs, quality and client communication.
- Produce, manage and monitor realistic project programmes.
- Coordinate surveys, drawings, materials, labour, subcontractors, suppliers and site teams.
- Manage directly employed labour, subcontractors and internal teams.
- Deliver projects within live trading, occupied and operational environments.
- Monitor project budgets, variations, costs and overall commercial performance/profitability.
- Identify potential programme, cost or delivery issues early and implement effective solutions.
- Coordinate procurement and ensure materials, labour and information are organised ahead of the works.
- Work closely with clients, commercial teams, procurement, designers and operational/site teams.
- Build and maintain strong client relationships, providing clear and regular progress updates.
- Ensure compliance with Building Regulations, CDM and all relevant Health & Safety requirements.
- Maintain high standards of workmanship, quality and site delivery.
- Manage snagging, handover documentation and project close-out.
- Provide clear progress, programme and commercial updates to senior management.
- Make confident, practical decisions and resolve problems throughout the project lifecycle.
What We're Looking For
Essential
- Proven experience managing retail fit-out construction projects.
- A minimum of 2 years' relevant retail fit-out project management experience; 2–5+ years would be advantageous.
- Strong project management and commercial skills.
- Practical understanding of construction and site delivery.
- Experience managing subcontractors and directly employed labour.
- Strong planning, organisational and time-management skills.
- Good commercial awareness, including experience with budgets and variations.
- Excellent communication, leadership and client-management skills.
- Ability to manage several projects concurrently.
- Confidence working independently and making decisions without constant direction.
- Solid knowledge of Building Regulations, CDM and Health & Safety requirements.
- Proficiency in Microsoft Office.
- Full UK Driving Licence.
- CSCS.
Desirable
- SMSTS.
- First Aid qualification.
- Experience working in live retail, supermarket or occupied environments.
- Experience delivering high-profile or nationwide retail schemes.
- Experience working with major supermarket and high-street clients.
Working Arrangements
The role offers flexibility around PAYE or freelance engagement, with regular travel to projects across the UK.
The successful candidate should be comfortable with nationwide travel, with approximately 50% travel required, depending on project requirements.

The Person
We are looking for a proactive, commercially aware and practical Project Manager who takes pride in delivering projects properly.
You will be confident dealing directly with clients, subcontractors, suppliers and internal teams and will have the ability to keep projects moving in challenging live environments. Most importantly, you will take ownership, anticipate problems rather than react to them, and ensure that projects are delivered safely, efficiently, commercially and to a high standard.
