Job Title: Asset Manager
Location: CHADD properties - Dudley
Accountable to: Chief Executive
Responsible for: Health & Safety Officer & Asset Officer
Hours: 36 per week on average
Contract: Permanent
Job Purpose: To take the lead role in the management of the association’s building assets and landlord services, ensuring every aspect of property management is delivered to the highest standard.

Key responsibilities
· Lead on all reactive maintenance issues, ensuring swift, cost-effective solutions
· Lead on our planned/major works/cyclical programme ensuring timely completion and delivering on budget
· Assess and deliver our capital programme in line with our 5-Year Strategy including our carbon net zero/retro fit plan
· Lead on regulatory standards, compliancy and health and safety responsibilities
· Line-manage, mentor and guide a team of two direct reports; Health & Safety Office and Asset Manager, providing intentional leadership and support
· Build strong, lasting relationships with scheme-based staff, partners and tenants as their trusted senior point of contact
· Ensure all properties comply with health & safety and legal obligations, including gas, electrical, and fire risk checks
· Supervise property inspections, ensuring accurate reporting and timely follow-up
· Manage contractor relationships, maintaining high-quality, budget-conscious work
· Oversee effective and efficient void works to reduce void periods and ensure our ready-to-let standard is maintained
· Drive process improvements, draft and review key policies, helping refine and elevate service delivery
· Provide reports on activity, progress and compliance of repairs, maintenance and health and safety against key performance indicators
· Lead on procurement in accordance with our procurement and value for money strategy
· To manage delegated budgets throughout the year taking appropriate action to control expenditure
· Oversee estate management, janitorial & gardening functions
· Assess the future potential work programme for property remodelling/refurbishment to support CHADD’s future sustainability
Health & Safety
· Observe and comply with health & safety regulations and CHADD’s Health & Safety Policy
· Update relevant health & safety records and monitoring forms as required
· Report any emergency repairs or hazards
General
· Contribute to the senior leadership team, strategies and vision
· Participate in training & supervision as required

· Observe and ensure compliance with CHADD policies and Code of Conduct
· Carry out such duties as may from time to time be required for the effective running of the schemes in conjunction with the Chief Executive

Pay: £44,075.00-£50,269.00 per year

Work Location: In person
