About the Role
Curtis Law Estate Agents is looking for an experienced and driven Senior Sales Negotiator to join our residential sales team.
This is a key role within the branch and would suit someone who already has strong estate agency experience and is confident managing buyers, vendors, offers and negotiations from initial enquiry through to an agreed sale.
As a Senior Sales Negotiator, you will be expected to lead by example, deliver an excellent level of customer service and take a proactive approach to generating business. You will also support the Sales Manager with the day-to-day performance of the branch and help maintain high standards across the wider sales team.
This isn't a role for someone who simply waits for the phone to ring. We are looking for someone commercially minded, confident speaking to clients and comfortable identifying opportunities to generate valuations, instructions and sales.
Key Responsibilities
Sales & Negotiation
- Manage buyer enquiries and proactively match applicants to suitable properties.
- Conduct effective applicant registration and establish buyers' position, requirements, timescales and ability to proceed.
- Arrange and manage property viewings, ensuring opportunities are followed up promptly.
- Obtain detailed viewing feedback and communicate this effectively to vendors.
- Negotiate offers confidently between buyers and vendors to achieve the best possible outcome.
- Qualify offers and buyers before presenting offers to vendors.
- Maintain regular communication with buyers and vendors throughout the sales process.
- Work closely with the Sales Progression function following an agreed sale to help transactions progress through to completion.
- Identify potential issues or risks to transactions and escalate these appropriately.
Business Generation
A major part of the role will be proactively identifying opportunities to generate new instructions and increase branch revenue.
Responsibilities will include:
- Identifying applicants who also have properties to sell.
- Generating valuation opportunities from the existing database.
- Following up historic valuations and previous market appraisal opportunities.
- Contacting prospective vendors and nurturing potential instructions.
- Following up withdrawn, reduced and previously marketed properties where appropriate.
- Developing relationships with buyers and vendors to generate repeat and referral business.
- Supporting targeted prospecting and branch campaigns.
- Promoting relevant additional services and referral opportunities available through the wider Curtis Law Group.
Vendor & Client Management
You will be expected to take ownership of the client experience and ensure vendors receive proactive, honest and useful communication.
This will include:
- Maintaining regular contact with vendors.
- Providing constructive feedback following viewings.
- Discussing buyer activity and market response.
- Identifying properties where a change in marketing strategy may be required.
- Supporting conversations around pricing and price reductions where appropriate.
- Managing difficult conversations professionally and confidently.
- Ensuring clients understand what is happening with their property rather than having to continually chase the branch for updates.
Senior Responsibilities
As a senior member of the sales team, you will be expected to:
- Lead by example in terms of activity, customer service and professionalism.
- Support and mentor less experienced members of the sales team.
- Assist with difficult negotiations and client conversations where required.
- Help ensure applicant, vendor and property records are maintained accurately.
- Support the Sales Manager with the smooth day-to-day operation of the branch.
- Help maintain momentum and activity during quieter market periods.
- Identify opportunities or issues within the branch and raise these with management.
- Support the implementation of new processes, campaigns and initiatives.
- Contribute ideas to improve sales performance, customer experience and branch revenue.
The position does not carry full management responsibility, but the successful candidate should be comfortable stepping up, taking ownership and supporting the team when required.
CRM & Administration
- Maintain accurate and up-to-date records within Street CRM.
- Record calls, viewing feedback, offers and client communications promptly.
- Ensure tasks and follow-up activities are completed within agreed timescales.
- Maintain accurate applicant requirements and buying positions.
- Ensure appropriate notes and records are maintained for compliance and audit purposes.
- Follow Curtis Law Estate Agents' internal procedures and relevant estate agency legislation and regulations.

Experience & Requirements
Essential:
- Previous residential estate agency experience.
- Proven experience negotiating property sales.
- Strong telephone and face-to-face communication skills.
- Experience using an estate agency CRM system.
- Good understanding of the residential sales process.
- Full UK driving licence.
Desirable:
- Previous experience in a Senior Sales Negotiator or similar role.
- Experience generating valuations and new business.
- Experience supporting or mentoring junior negotiators.
- Knowledge of the East Lancashire property market.
- Relevant property industry qualifications such as MNAEA or equivalent.
